Briefing

Trattasi di demolizione con ricostruzione di una villetta singola su due piani posizionata alla periferia di Bergamo, ai piedi delle colline Scanzorosciatesi. Lo stabile degli anni '70 verrà demolito ma la posizione e le dimensioni dovranno rimanere le medesime a causa delle normative vigenti in termini di distanze dei confini e dei limiti edificabili del lotto. Anche la prevalente destinazione degli ambienti dovrà rimanere la medesima: al piano terra box/taverna/lavanderia/centrale termica e vano scale che condurrà al piano primo dove si sviluppa l'abitazione. L'orientamento delle stanze, benché non sia ottimale rispetto all'esposizione solare, vorremmo che rimanga invariato dal momento che sul fronte nord si sviluppa la vista sulle colline e quindi destinare a questa zona l'area giorno/cucina. L'unica possibile modifica prevista dal PgT è quella di elevarsi in altezza fino ad un max. di mt 10, e noi vorremmo sfruttare questa opportunità realizzando un soppalco di circa Mq 30/35 su una porzione dell'appartamento con travi a vista in legno (soppalco non conta SLP secondo le NtA del comune). Attualmente lo stabile ha un tetto a 4 falde che noi vorremmo modificare, portandolo a sole 2 falde -versanti est ed ovest- sfalsate.
(Non è in ogni caso accettata dal comune una soluzione che preveda una tetto piatto). La zona è caratterizzata da villette singole con finiture in legno/pietra a vista, e nel nostro caso apprezzeremmo dei dettagli di entrambi i materiali ma in quantità limitata perchè non vogliamo un risultato troppo rustico.
Attualmente la facciata rivolta a nord non presenta terrazze, mentre è nostra intenzione realizzare un balcone che profondo Mt 1.50/2.00 dove si possa mettere un piccolo tavolino esterno e che al contempo funga da copertura per l'auto nel momento in cui non verrà parcheggiata nel garage.
Al piano terra la taverna verrà realizzata sull'ala est (attualmente denominata nelle planimetrie "locale di sgombero", e noi vorremmo realizzare una grande portafinestra (in luogo della finestra ad ora esistente) che immetta su un pergolato che si sviluppa nel giardino.
Si sottolinea che il fabbricato ha una quota più bassa rispetto al livello strada di cm 80 cm e siamo disposti ad alzarlo di cm 30.
Si allegano fotografie dello stato di fatto, le Tav.1 e 2 della recente sanatoria eseguita sul fabbricato in Pdf, le planimetrie catastali, la Tavola in Pdf della nostra soluzione abbozzata ed i relativi DWG per consentirvi una più facile lavorazione del progetto.

ENGLISH VERSION
The goal of this project is to demolish and rebuild a single family house on two floors located on the suburbs of Bergamo, at the edge of the Scanzorosciatesi hills. The 1970s building will be demolished but the position and dimensions will have to remain the same due to the regulations in force in terms of boundary distances and building limits of the lot.
The rooms distribution must also remain the same: on the ground floor we find garage / tavern / laundry / boiler room and stairwell that will lead to the first floor where the house is developed. The orientation of the rooms, although not optimal with respect to sun exposure, should remain unchanged since the view of the hills develops on the north front and therefore we would like to allocate the living and the kitchen in this area. The only possible modification is to raise in height up to a max. of 10 meters, and we would like to take advantage of this opportunity by creating a mezzanine of about 30/35 square meters on a portion of the apartment with exposed wooden beams (mezzanine does not count SLP according to the NtA of the municipality). Currently the building has a 4-pitch roof that we would like to change, bringing it to only 2 pitches - east and west facing - staggered. In any case, a solution involving a flat roof is not accepted by the municipality.
The area is characterized by single villas with exposed wood / stone finishes, and in our case we would appreciate the details of both materials but in limited quantities because we do not want a too rustic result. Currently the north-facing facade has no terraces, while it is our intention to create a balcony that is 1.50 / 2.00 meters deep where we can put a small outdoor table and which at the same time acts as a cover for the car when it will not be parked in the garage. On the ground floor, the tavern will be built on the east wing (currently referred to in the plans as "evacuation room", and we would like to create a large French window (in place of the existing window) that leads onto a pergola that extends into the garden.
It should be noted that the building has a lower height than the street level of 80 cm and we are willing to raise it by 30 cm.

TRADDUCION ESPANOLA
Se trata de la demolición con reconstrucción de una sola villa de dos plantas ubicada en las afueras de Bérgamo, a los pies de las colinas de Scanzorosciatesi. El edificio de la década de 1970 será demolido pero la posición y las dimensiones deberán seguir siendo las mismas debido a la normativa vigente en cuanto a distancias fronterizas y límites de edificación del lote. El propósito principal de las habitaciones también debe seguir siendo el mismo: en la planta baja garaje/taberna/lavadero/sala de calderas y escalera que conducirá al primer piso donde se desarrolla la casa. La orientación de las habitaciones, aunque no es óptima con respecto a la exposición al sol, nos gustaría que se mantuviera sin cambios ya que la vista de las colinas se desarrolla en el frente norte y por lo tanto asignamos el área de estar/cocina a esta zona. La única modificación posible prevista por el PgT es elevar la altura hasta un máximo de 10 metros, y nos gustaría aprovechar esta oportunidad para crear un entrepiso de unos 30/35 metros cuadrados en una parte del apartamento con vigas visibles de madera (el entrepiso no cuenta SLP según la NtA del municipio). Actualmente el edificio tiene un techo de 4 inclinaciones que nos gustaría modificar, llevándolo a solo 2 inclinaciones - orientación este y oeste - escalonadas.
(En cualquier caso, el municipio no acepta una solución que involucre un techo plano). La zona se caracteriza por chalets individuales con acabados visibles de madera/piedra, y en nuestro caso agradeceríamos los detalles de ambos materiales pero en cantidades limitadas porque no queremos un resultado demasiado rústico.
Actualmente la fachada norte no tiene terrazas, mientras que nuestra intención es crear un balcón de 1,50/2,00 metros de profundidad donde podamos colocar una pequeña mesa de exterior y que a la vez sirva de cubierta para el coche cuando no se encuentre estacionado en el garaje.
En la planta baja, la taberna se construirá en el ala este (actualmente denominada en los planos "sala de evacuación") y nos gustaría crear una gran ventana francesa (en lugar de la ventana existente) que conduzca a una pérgola que se extienda hacia el jardín.
Cabe destacar que el edificio tiene una altura menor que el nivel de la calle de 80 cm y estamos dispuestos a subirlo 30 cm.
