Dear Client,
We decided to use the existing bathroom and kitchen positions, due to the existing fixtures and plumbing, which is often hard to move too far in an apartment building and hence can raise costs considerably, and devise the new plan in a system of 3 zone "stripes".Since new windows cannot be opened, and the kitchen and bathrooms face the upper terrace, we decided that the master bedroom should be placed here, as it communicates best with the kitchen and living area. The bathroom wall was moved a bit into the kitchen, to use the space more efficiently, and as result we could shorten the bathrooms and get a more efficient use of the hallway.
The two bathrooms, kitchen and master bedroom form the first zone "stripe", and the hallway connecting them is separated from the living area with a tall shelf, for decorations, books etc.
The second stripe is the private space with two bedrooms and a study, we decided to correct the wall here a bit to loose the jugged corner in the living space. With this slight correction we could separate this area into a zone with a sliding pocket door, the result is a small hallway with narrow storage shelves which leads to the 2 bedrooms and study. Both bedrooms were oriented towards the windows and are sized equally, the study in between has no windows but is a very functional small space, detached from the rest of the house.
The third "stripe" runs through the center of the house, connecting the kitchen, living and dining area, resulting in a light open space. The main living area is next to the window opposite the entrance, it is composed of a large and small seating area. The dining room is in the middle of the house, with a lot of decorative shelves around it, where placing glass shelving or mirrors would improve the lighting and ambient a lot, reflecting light from both the kitchen and living area.
