Description

Dear Client,

Thank you for the opportunity to work on your project.

I'm going to only briefly go through the proposal and explain some decisions, as most of it is visible in the plan itself.

On the ground floor, the front spaces oriented towards the street are turned into garage spaces with additional storage. From the provided files the assumption was that the structure in this part would need to have a column dividing the garage space in the middle, but I could not be sure of this. Therefore, a column is visible in the plan, but the space could be better used and easier to maneuver for parking if it would be possible to avoid it.
The pedestrian entrance is designed as an interior space from the street, creating an entrance hall with storage along the full length of the wall leading straight into the garden, and to the staircase and living space to the right.
The staircase is redesigned in the same position with an additional elevator as stated as a suggestion in the project brief that was provided. The staircase leads both into the basement below and the first floor on top.
The main area of the ground floor is designed as a continuous living area along with the garden. Starting from the staircase, a bathroom that serves the ground floor, equipped with a toilet, bidet, double sink, and large walk-in shower.
Along the glass panels towards the garden, lounge area with sofa and armchairs oriented towards the garden and a bioethanol fireplace acting as a visual barrier between the lounge area and dining, providing a cozy atmosphere on both sides. The dining area can hoast min. 8 people, and there is enough space to further extend it if needed when boasting a larger number of guests.
The kitchen is linearly organized with an island towards the dining area which can be used as a small breakfast nook for a quick meal or a bar area that is open towards the garden.
Behind the kitchen is a pantry and laundry area whose sizes can be changed according to your needs (making the pantry smaller and laundry larger if that better fits your family's needs).

The garden area is organized to follow the functional sequence of the living area with a lounge at the beginning and a bbq and outdoor area at the end of the garden. (also taking into consideration the plan of the top floor and having outdoor cooking and gathering further away from the bedrooms and a more quiet part of the garden towards the bedrooms).

On the first floor, as requested in the brief, master bedroom with en-suite bathroom, two bedrooms for children, bathroom and sauna acceded from the corridor, gym/fitness room overlooking the garden, and a family room/tv room that has direct access to the roof terrace.
The master bedroom is furnished with a large bed 180-200 x 200 cm, nightstands, a walk-in wardrobe with possibly a tv on the partition between the wardrobe and the bed, and an en suite bathroom with a sink, toilet with bidet, and walk-in shower.

The children's bedrooms are organized in a way to fit a smaller double bed 140x200 cm as you stated in the message board that the children are teenagers and have a need for a more "adult" room organization. Both bedrooms are furnished with a desk, bookshelves, and built-in wardrobes.
The rooms are organized in this way not to distrust the rhythm of the external street facade that can not be changed. This is why it was avoided to put bathrooms in this line, providing each room with a street view and natural light and a similar floor area.
The gym/fitness is oriented towards the inner garden with large glass panels providing you with a calm and pleasant view as you exercise. It wasn't clear which exact equipment was needed so the drawing can give you an idea of floor plan flexibility and possibilities regarding the size of equipment and size of a yoga mat.
Sauna is accessed indirectly from the corridor through the gym. The sauna is designed as a small spa area, with the sauna being a glass box looking onto the garden and a bathtub by the window for a relaxing experience.
The family room can be furnished with sofas as visible in the drawing or, a large L shape sofa and armchairs, according to your preference. This space opens up towards the terrace where the first part of the terrace is covered and could be enclosed if it is a more preferred option.
The second staircase leads to the attic. (Even though the main staircase could be extended further one floor to avoid adding the additional staircase.)

If you have any further questions, feel free to contact me.

Kind regards
