La casa è composta da piano interrato (con taverna, bagno, cantina e box auto), piano terra (cucina, pranzo/soggiorno, bagno) e piano primo (non interessato da alcun intervento).
In seguito ad alcuni interventi di ampliamento (non ancora realizzati), che riguarderanno il piano interrato ed il piano terra, vorremmo valorizzare gli spazi esistenti e soddisfare alcune esigenze di famiglia (2 adulti e 2 bambini), recuperando alcuni spazi che con la nascita del secondo figlio sono venuti a mancare (studio). Nelle piantine allegate sono indicati i nuovi spazi, derivanti dall’ampliamento richiesto che riguarda il piano interrato ed il piano terra. Lo stile che prediligiamo è moderno, lineare e pulito, ma caldo.
Piano terra:
A fronte degli ampliamenti realizzabili vorremmo ottimizzare la disposizione della sala pranzo e del soggiorno, inserendo un bel camino che “riscaldi” l’ambiente. Inoltre avremmo la necessità di ricavare uno studio che abbia un ulteriore letto per gli ospiti (oltre quello del piano interrato).
L’ampliamento sarà realizzato nella LOGGIA e nella VERANDA (Cfr. Piantine).
• L’ampliamento della LOGGIA consentirà di rendere regolare la pianta della zona soggiorno/pranzo, di avere 6 metri di vetrate in linea esposte a sud/est e di inserire un camino (Cfr. Piantine). La disposizione del camino è vincolata della canna fumaria e dall’opportunità di riscaldare anche la taverna sottostante con un condotto di aria calda. In questa zona apprezzeremmo molto una vostra proposta di design del camino e possibili soluzioni per rendere la pavimentazione della loggia compatibile con la pavimentazione esistente nel piano terra.
• L’ampliamento nella zona denominata VERANDA, è esposta a nord/ovest ed affaccia sul retro della casa, zona con molto verde ed utilizzata in primavera ed estate per pranzare e cenare all’aperto. Nella VERANDA non ci sono particolari problematiche di ripresa del pavimento (può essere installato un nuovo pavimento su quello esistente, magari uno di quelli con posa a secco con isolamento termico). La copertura esistente andrà comunque rifatta per evitare infiltrazioni d’acqua, mentre la parte vetrata dovrà essere realizzata, così come le finiture interne ed eventuali impianti. Anche per questo nuovo ambiente apprezzeremmo molto una vostra proposta di utilizzo e di design.
Il piano terra ha un’altezza di 270 cm.
Vincoli: vorremmo non modificare la disposizione della cucina, bagno e ingresso (sono evidenziati) per contenere i costi complessivi dell’intervento (ma potremmo prendere in considerazione opzioni anche più innovative se più efficaci). Vorremmo comunque valorizzare i mobili esistenti nella sala soggiorno/pranzo.
Piano interrato:
Gli interventi da realizzare nel piano interrato lasciano maggiore libertà rispetto al piano terra, vorremmo ripensare completamente gli spazi esistenti valutando due differenti soluzioni:
• Soluzione A – ottenere una zona relax per adulti e bambini con una bella zona cinema/tv, utilizzabile anche come taverna per le cene numerose (semmai utilizzando una eventuale consolle), una piccola palestra o sauna ed una comoda lavanderia. Infine un armadio (o cabina armadio? ... da utilizzare per i cambi di stagione, coperte e scarpe) e un matrimoniale per gli ospiti (a scomparsa o divano letto); oltre al bagno esistente.
• Soluzione B – ottenere una zona taverna con cucina (ci sono gli attacchi su 2 pareti), una più piccola zona relax con tv, una piccola palestra o sauna ed una comoda lavanderia. Infine uno armadio (o cabina armadio? ... da utilizzare per i cambi di stagione, coperte e scarpe) e un matrimoniale per gli ospiti (a scomparsa o divano letto); oltre al bagno esistente.
Per entrambe le soluzioni è possibile, se necessario, utilizzare parte del box auto da 2 posti (nella piantina troverete un’ipotesi di locale lavanderia) a condizione che possa essere utilizzato per almeno un posto auto comodo.
Il locale ha un’altezza di 240 cm, che si riduce a 220 cm in corrispondenza della trave di cemento armato che attraversa nel centro la taverna (dal camino al WC). Ha una porta finestra esposta a sud/est che verrà spostata verso l’esterno (come da disegno) permettendo di incrementare la luminosità del locale. Anche per questo intervento emerge la necessità di riprendere il pavimento interno già esistente in taverna nelle zone ampliate.
Vincoli: vorremmo non modificare zona bagno (evidenziata) ed evitare di modificare il camino riutilizzando la libreria esistente.
The house is divided into basement (with tavern, bathroom, and garage), ground floor (kitchen, dining / living room, bathroom) and first floor (not affected by any intervention).
After some work on extension (now unrealized), which will concern the basement and the ground floor, we would like to enhance the existing spaces and satisfy some requirements of the family (2 adults and 2 children). In the attached plans are the new spaces, resulting from enlargement required that covers the basement and the ground floor. The style that we like is modern, clean lines, but warm.
Ground floor:
With the question of expansion we would optimize the layout of the dining room and the living room, by inserting a large fireplace that "warm up" the environment. Also we need to get a study that has an additional guest bed (in addition to that basement).
The expansions will realized in the LOGGIA and in the VERANDA (see plans).
• The expansion of the LODGE will make adjust the plan of living / dining area, to have 6 meters of windows in line facing south / east and enter a fireplace (see plans). The arrangement of the chimney is bound by flue and by the opportunity to warm the basement. We would appreciate much your proposal for the design of fireplace and solutions to make the floor of the lodge compatible with the existing pavement in the ground floor.
• The expansion in the area called VERANDA, is exposed to the north / west and faces in rear of house, area with lots of greenery and used in spring and summer for lunch and dinner outdoors. In the veranda there aren't particular problems of recovery of the floor (can be installed a new floor on the existing one, maybe one with thermal insulation). The existing roof will be redone anyway to prevent water infiltration; will be realized new windows, electrical systems and interior finishes. Even for this new area we would appreciate one your proposal of utilization and design.
The ground floor has a height of 270 cm.
Constraints: we would like not to change the arrangement of the kitchen, bathroom and entrance (are highlighted) to contain the overall costs of the intervention (but we might consider options even more innovative if more effective). We would still enhance the existing furniture in the living room / dining room.
Basement:
The actions to be taken in the basement leave more freedom than the ground floor, we would like to rethink the existing spaces evaluating two different solutions:
• Solution A - get a relax area for children and adults with a nice area film / tv, can also be used as a tavern for dinner many (if anything using any console), a small gym or sauna and a convenient laundry room. Finally a wardrobe (or closet? ... To be used for the change of seasons, blankets and shoes) and a bed for guests (at disappearance or sofa bed); in addition to the existing bathroom.
• Solution B - get a basement with kitchen area (there are attacks on two walls), a smaller area relax with tv, a small gym or sauna and a convenient laundry room, finally a wardrobe (or closet? ... To be used for the change of seasons, blankets and shoes) and a bed for guests (at disappearance or sofa bed); in addition to the existing bathroom.
For both solutions you can, if necessary, use the garage for 2 cars (in the map you will find a hypothesis of laundry) provided that it can be used for at least one parking space comfortable.
The ceiling has a height of 240 cm, which is reduced to 220 cm at the concrete beam that crosses the tavern in the center (the chimney to the toilet). Has a glass door facing south / east that will be moved to the outside (see plans) allowing to increase the brightness of the room. Also for this intervention shows the need to resume the existing interior floor in expanded basement areas.
Constraints: we would like do not change the bathroom area (highlighted). We would like not to change the fireplace and reuse the existing library.
