Briefing

The previous idea has had to be revised, upon inspection and discussion in area. Existing structure is Post&Pier, no foundation exists. It is set to grade on 'front' side. Area shown as First floor is actually an unpermitted fished area. It is has been placed on post&pier also, but cannot be expanded without putting the entire project at risk. The addition would have to be on independent set of Post&Pier, and not tied to the existing structure via a ledger. The new structure would be 1 & 1/2 stories with the gable roof on the front side replacing the current roof, and raising that entire section to be vaulted, and tie into the new roof at the ridge. The intended kitchen expansion, bath & bedroom expansion, and removal of the portion of the deck off the kitchen is still intended to occur. Soil test have been done, and the hope is that the piers can be set on 4X4X4 piers. Anything deep would be prohibitive, as everything would need to be hand dug due to spacial limitations and inability of equipment access.
