Based on your requirements, I have created a home with three bedrooms and two bathrooms.
I've made three variants of floorplan layout that I think it's functional and all spaces well connected the most.
The first and second solutions contain three bedrooms with double beds which require a little less space for the living room/dining area.
The third solution is with two large bedrooms and one smaller with a single bed but with a larger living room, more comfortable and more space for the dining room as well in case you prefer to have a larger and more comfy area.
I used Ripostiglio space to create two separate bathrooms. One that you can access from the hall and the other from the bedroom.
I put the large window between those bathrooms at a height of 2.2m to provide more light for the second bathroom.
The kitchen is located near the entrance where you said you have the water installed. I manage to create a functional kitchen with all the necessary equipment. Also, there is a space for a washing machine as well.
