ENGLISH:

My house consists of 3 floors: a basement, a ground floor and a first floor. The renovation concerns the ground floor and the first floor.
About me:
1) I have 4 children, 2 daughters and 2 sons, with an age ranging from 3 years to 11 years;
2) I am 46 years old and I am a sportsman;
3) my wife is from Czech Republic;
4) at home we love walking barefoot on the parquet;
5) we like big windows;
6) I relax cooking, so the kitchen has its importance (for example, I can't stand small stoves where 2 pans do not enter at the same time);
7) I love nature and respect for the environment;
8) I like the COUNTRY style, minimalist, warm and welcoming with the use of stone and wood ... and I'm even happier considering the FENG SHUI philosophy;
9) where new partitions are needed, I would like to use something prefabricated so in the future if I want to make further changes, they are easy to remove.
About the ground floor I have attached:
1. PLANIMETRIA PIANO TERRA CON SUGGERIMENTI (GROUND FLOOR PLAN WITH SUGGESTIONS): this annex shows the current status and I have included some photos and suggestions of what I would like to do.
In the NORTH-facing part I would like to get:
1 bedroom with attached walk-in closet
1 laundry room
1 storage room where there is currently a bathroom
1 bathroom to support the night area
1 or 2 bedrooms for children

In the SOUTH-facing part I would like to create a living room by widening the building towards the veranda almost as if to create a winter garden with a large window overlooking the garden (south part). I would like this living room to communicate with the kitchen. In fact, on the floor plan I indicated a wall that I think would be almost totally removed or for a good 70% and to put sliding doors so to close them when there is the kitchen in disorder.
Moreover, I would like to insert a thermo fireplace that is "enjoyable" both from the kitchen and from the living room.

Like in the first floor, also in this plan I want to put the parquet floorboard that would be to rest on a stoneware (in the NORTH part instead there is no type of floor but it is still in the rustic state only with a fine cement coat).

I would like the kitchen with a central island where you can cook and eat.
Finally it would be useful to make 1 bathroom to support the guests (only with WC and washbasin).


2. PLANIMETRIA PIANO TERRA CON MISURE (GROUND FLOOR PLAN WITH MEASURES) where I have indicated some measures.

Regarding the first floor I have attached:

Also in this case I have reported photos and suggestions regarding the interventions to be done.
The photos concern the roof and the parquet at present.
The suggestions in the prospectus and concerning the works include:
 studio and study room hallway
 bedroom division to obtain 2 bedrooms.
 Always at the current state, ladder appears directly in the living room. It would be useful to create a disengagement also here so that the rooms that are created above are not affected by the noises coming from the lower floor.

Mi casa consiste de 3 pisos: un sótano, una planta baja y un primer piso. La renovación se refiere a la planta baja y al primer piso.

Sobre mi:
1) Tengo 4 hijos, 2 niñas y 2 niños, con una edad que oscila entre 3 y 11 años;
2) Tengo 46 años y soy deportista;
3) Mi esposa es de República Checa;
4) En casa nos encanta caminar descalzos sobre el parquet;
5) Nos gustan las ventanas grandes;
6) Me relajo cocinando, por lo que la cocina tiene su importancia (por ejemplo, no soporto los hornos pequeños donde no entran 2 sartenes al mismo tiempo);
7) Me encanta la naturaleza y respeto por el medio ambiente;
8) Me gusta el estilo COUNTRY, minimista, cálido y acogedor con el uso de piedra y madera...y estoy aún más feliz considerando
la filosofía de FENG SHUI;
9) Donde se necesitan nuevas particiones, me gustaría usar algo prefabricado, así en el futuro si quiero hacer algunos cambios, sea fácil de remover;


Acerca de la planta baja he adjuntado:
1. PLANIMETRÍA DE PLANTA BAJA CON SUGERENCIAS: este anexo muestra el estatus actual y he incluido algunas fotos y sugerencias de lo que me gustaría hacer.


En la parte que da al NORTE, me gustaría obtener:
1 dormitorio con vestidor
1 lavandería
1 trastero donde actualmente hay un baño
1 o 2 dormitorios para niños

En la parte que da al SUR, me gustaría crear una sala de estar ampliando el edificio hacia la veranda, casi como para crear un jardín de invierno con un gran ventanal con vistas al jardín (en la parte del sur). Me gustaría que la sala de estar se comunique con la cocina. De hecho, en el plano de planta indiqué una pared que creo que debería removerse por completo o al menos un 70% y colocar puertas corredizas para poder cerrarlas cuando haya desorden en la cocina.

Además, me gustaría colocar una chimenea térmica que sea "disfrutable" desde la cocina y desde la sala de estar.

Como en el primer piso, también en este plano quiero poner piso de parquet que descansaría sobre un gres (en la parte NORTE en cambio, no hay ningún tipo de piso, pero todavía está en estado rústico solo con una fina capa de cemento).

Me gustaría la cocina con una isla central donde se pueda cocinar y comer.
Finalmente sería útil crear 1 baño para los invitados (solamente con inodoro y lavabo)

2. PLANIMETRÍA DE PLANTA BAJA CON MEDIDAS. Donde he indicado algunas medidas.

En cuanto al primer piso que he adjuntado:

También en este caso he adjuntado fotos y sugerencias sobre las intervenciones a realizar.
Las fotos se refieren al techo y al parquet actuales.
Las sugerencias en el folleto y sobre las obras incluyen:
? estudio y pasillo del estudio
? división de dormitorio para obtener 2 dormitorios.
? Siempre en el estado actual, la escalera aparece directamente en la sala de estar. Sería útil crear una desconexión también aquí para que las habitaciones que sean creadas arriba, no sean afectadas por los ruidos provenientes del piso inferior.


3. PLANIMETRÍA DEL PRIMER PISO CON MEDIDAS

La mia casa si compone di 3 piani: un piano interrato, un piano terra e un primo piano. La ristrutturazione riguarda il piano terra e il primo piano.
Da sapere che:
1) ho 4 figli, 2 femminucce e 2 maschietti più piccoli, con un’età che varia dai 3 anni agli 11 anni;
2) ho 46 anni e sono uno sportivo;
3) mia moglie è della Repubblica Ceca
4) a casa amiamo camminare scalzi sul parquet (parquet a listoni);
5) ci piacciono le vetrate;
6) mi rilasso cucinando per cui la cucina ha la sua importanza (ad esempio, non sopporto i fornelli piccoli dove non entrano 2 padelle contemporaneamente);
7) amo la natura e il rispetto per l’ambiente;
8) mi piace lo stile COUNTRY, minimalista e che allo stesso tempo sia caldo e accogliente con l’utilizzo di pietra e legno… e se si tiene conto della filosofia FENG SHUI sono ancora più contento;
9) dove sono necessari dei nuovi tramezzi, vorrei utilizzare qualcosa di prefabbricato così che nel caso in futuro voglia apportare ulteriori modifiche, siano di facile amovibilità.
Riguardo il piano terra ho allegato:
1. PLANIMETRIA PIANO TERRA CON SUGGERIMENTI: in questo allegato è riportato lo stato attuale ed io ho inserito delle foto e dei suggerimenti di quello che mi piacerebbe fare.
Nella parte rivolta al NORD vorrei ricavare:
1 camera da letto con annessa cabina armadio
1 stanza per lavanderia
1 ripostiglio dove attualmente c’è il bagno
1 bagno a supporto al reparto notte
1 o 2 camerette per i bambini

Nella parte rivolta al SUD vorrei ricavare una living room allargando la costruzione verso la veranda quasi a realizzare come un giardino di inverno con una grande vetrata che dà sul giardino (parte sud). Questa living room mi piacerebbe che comunicasse con la cucina. Infatti, sulla planimetria ho indicato una parete che secondo me sarebbe da togliere quasi totalmente o per un buon 70% e al suo posto mettere anche delle porte scorrevoli così da chiuderle quando c’è la cucina in disordine.
Inoltre, vorrei inserire un termo camino che sia “godibile” sia dalla cucina che dalla living room.

Come già nel primo piano, anche in questo piano voglio mettere il parquet a listoni che sarebbe da poggiare su un gres (nella parte NORD invece non vi è alcun tipo di pavimento ma è ancora allo stato rustico solo con mano di cemento fine).

La cucina mi piacerebbe con un’isole centrale in cui poter cucinare e anche mangiare.
Infine sarebbe utile ricavare 1 bagno a supporto degli ospiti (solo con WC e lavabo).

Riguardo il primo piano ho allegato:

Anche in questo caso ho riportato delle foto e dei suggerimenti riguardo gli interventi da fare.
Le foto riguardano il tetto e il parquet allo stato attuale.
I suggerimenti riportati sul prospetto e riguardante i lavori contemplano:
 disimpegno studio e stanza studio
 divisione camera da letto per ricavare 2 camerette.
 Sempre allo stato attuale la scala spunta direttamente nella living room. Sarebbe utile creare un disimpegno anche qui in modo che le stanze che vengono create sopra non risentono dei rumori provenienti dal piano inferiore.
