Project description

Dear Client:
After thoroughly reviewing all the information provided, as well as the requirements to be considered for the execution of this project, three design proposals were developed with different floor plans. All of them offer possible solutions for the transformation of the apartment under construction, each meeting the needs and specifications of this project. Some important aspects and design criteria were generally taken into account, and these criteria were applied to all variants.
A context analysis was conducted, first studying variables such as the geographic north location, as well as a sunlight graph and the continental climate of the city of Milan, in order to evaluate design strategies prioritizing energy efficiency and spatial adaptability. This confirms the importance of the outdoor terraces with their apparent sun protection elements. It also led to the conclusion that abundant vegetation should be included in the furnishings of these spaces to ensure interior comfort and integration with nature. Thanks to this analysis, the presence of large door and window openings in the façade walls on both sides was also positively assessed to ensure proper ventilation of both common and private spaces within the apartment (in addition to having to respect this provision as per building regulations).
Another aspect to consider was the location of the wet areas (bathrooms, kitchen, laundry room). In two of the variants, the aim was to maintain their position, although the spaces were redesigned as required by the project. However, the aim was to maintain their position within the architectural plan, ensuring that the plumbing installations could not be relocated as this is a multi-family building with more apartments. This information also coincides with the best locations for these spaces within the new layout. In a third variant, the spaces were freely redistributed according to their best location without taking this technical aspect into account, in order to test new design solutions. In all three proposals, the laundry area is designed outside the kitchen, either as a closed room or closet, always adjacent to a bathroom area.
As a matter of hierarchy based on the functionality and importance of each space within the apartment, regardless of the architectural layout, the main areas, such as the kitchen/living room and the master bedroom, are always located toward the terraces, ensuring access from these spaces to these outdoor areas, which also function as recreational areas. The terraces are always differentiated in each proposal: one for public use and accessible from any point in the home, while the other is limited to private use and is only accessible from the master bedroom.
In all three proposals, the kitchen and living room are joined as a single open space. A distance of approximately 3 meters between the sofa and the TV is always maintained. The kitchen table is also proposed in all variants as an island or peninsula that integrates into the countertop design, either alone or as an extension of it. The master bedroom is always designed with access to a private terrace, with a master bathroom and a walk-in closet within it. Another secondary bathroom is maintained for service, eliminating the need for a bidet. In all variants, a laundry area is designed with space for storing a vacuum cleaner or other accessories, either as a closet or a closed room. The study remains in the same location in each variant and ranges from approximately 8 to 9 square meters depending on the proposed layout. It always has enough space to accommodate at least a desk and a sofa bed.
