ENGLISH AND ITALIAN TEXT
The customer of this project is a couple, aged 55, that recently has purchased a flat with a terrace. The house, where we are going to move, is intended only for the two of us.
The house to be renovated is situated inside a "umbertino building", that is a building dating back to the beginning of the XIX century (probably 1905-1910). That implies it hasn't been built with reinforced concrete, its walls are thick, made by bricks and the ceiling probably consists of brick tile vaults supported by an iron frame.
The house is near the main train station; in fact from the part of it overlooking via Cairoli you can view the main train station in a distance and the railway itself is only a few hundreds of metres away.
The building facade has been recently renovated, the building inside is in good average conditions. The actual lift still keeps the ancient, original wooden lift cabin.
The total flat area is about 150 square metres (useful floor area); the terrace is about 60 square metres wide. At the moment the whole flat is somehow "pivoting" around the big open social kitchen, a feature we would like to preserve unless its "sacrifice" brings to a very bright alternative solution. Due to its position the flat is very bright and ventilated since every side of it (apart from the opening on the inner courtyard which is 80-100 metres wide) has a "long view" (at least 300 metres) and the surrounding buildings are smaller, so allowing the eyes stretching around and the air get through.
Three rooms have preserved the original floor (see pictures no 6-7-14), so called "cementine" tile floor. Most of the doors are original or, better, date back to the fifties. We would like to keep these features in such a way that even after the renovation you can still perceive quite clearly the "spirit" of the house, a house of the first years of 19th century. We would also like to keep some "cementine" tile floor in the house, maybe moving the tiles in different areas from those where they well laid-set. At the same time we would like to have an omogenous floor look (if not the same throughout the house) and are rather prone to a resin flooring (or similar) solution.
We could be in favour of an industrial look (reference pictures 1-8), both in the structure and furniture, a sort of "loft look" at least in the kitchen using metals, wood, artisanal ad hoc or vintage furniture. Alternatevely we would appreciate timeless, classical aspect furniture (reference pictures 9-14), like that commercialized by Knoll, Alivar, Vitra, Zanotta, etc.
Via Giolitti is the most noisy part of the house, Via Cairoli is sometime noisy, the house overlooking the courtyard is very quiet.
We expect the project to comply with the following "demanding" features:
1. living area and sleeping area separated;
2. a big sitting (eventually dining) room; dining for formal occasions as, differently, the kitchen could be used;
3. a study, a studio room where normally a PC desktop and books will be kept;
4. a bedroom;
5. a big bathroom (at least 9 square metres) dedicated to the bedroom;
6. a small guest bathroom to serve the living area with washbasin, toilet, bidet and shower;
7. an equipped terrace, in order to use it as much as possible (to eat, relax, sunbathe and probably dry clothes);
8. we need big, bulky dedicated containers; in the house we live in they are approximately 2,5 cubic metres for the dining room, 12,50 cubic metres for the bedroom area (clothes) and 1,2 cubic metres for shoes, 1,2 cubic metres for the bathroom, 2,5 cubic metres for the kitchen, 7,5 cubic metres for the studio room, and a storage room containing about 1,2 cubic metres. Of course we should shrink, but it's always very difficult.
We would very much like use the terrace as many months as possible, finding a solution able to consider it as an extension of the house. Unfortunately the municipality has a very strict legislation in this regard banning permanent gazebos and permanent sheltered areas (in other words a permanent, big structure, fixed to the floor or with a fixed covering is banned). We will use the terrace during weekends, during the week after 6 p.m. to relax, read, sunbathe.
We will use the kitchen on a routine basis, a TV set should be installed there. Less often (say 15 times a year) in winter and 10 times in good season - on the terrace - we will host friends. Guest will normally be 4-8 people, exceptionally (2-3 times a year) they will be 25-30 people.
In such a house we imagine to have a guest room or guest corner area, even if this will probably happen 3-4 times a year for 12-15 days altogether.
We would like to put a TV set in the dining room as well. Both TVs should "disappear" inside the furniture when not used as we don't like the TV "on exhibit", would rather conceal it.
P.S. as far as we know the water discharges are located only where they are at the moment, in the bathrooms and in the kitchen ("clean" waters added later on).

Siamo una coppia di 55 anni che ha appena acquistato un appartamento con terrazza. Andremo a viverci da soli.
Si tratta di una casa umbertina, posta in via Giolitti in prossimità della stazione Termini all’ultimo piano. Dal terrazzo e dalle stanze che affacciano su via Cairoli si vedono i binari della stazione. Trattandosi di palazzo umbertino ha mura spesse, fatte di mattoni, presumiamo soffitti a volta, non è costruito con cemento armato. La copertura dell’appartamento è costituita dal terrazzo condominiale.
La facciata del palazzo è stata appena rifatta, l’interno è mediamente ben tenuto, ha ancora un ascensore e un portone d’ingresso d’epoca.
L’appartamento ha una superficie di ca. mq. 150 calpestabili. In qualche modo “gira” intorno alla cucina-soggiorno, una cucina aperta, sociale che ci piacerebbe mantenere (a meno che “sacrificandola” non si trovino soluzioni fortemente migliorative). E’ molto luminoso (supponiamo anche ben ventilato) ed ha una profondità di “veduta” su tutti i lati che spazia da m. 80-100 nella corte interna, a m. 300-400 su via Cairoli sino a m. 600-2000 su via Giolitti. Tutti gli edifici su cui si affaccia l’appartamento in via Cairoli e via Giolitti sono notevolmente più bassi o lontani.
In tre stanze ci sono i pavimenti originali, cementine (cfr. foto 6-7-14). Ci piacerebbe mantenere le porte originali, recuperare le “cementine” se possibile o comunque collocarle qua e là – anche al di fuori delle stanze originarie – per mantenere un’impronta inizio ‘900. In generale, pur aperti al moderno, non vorremmo “snaturare” il carattere dell’appartamento e mantenere un po’ il sapore dell’appartamento umbertino. Saremmo invece favorevoli all’utilizzo delle resine/ eco-malta per la pavimentazione generale, magari integrando le “cementine”. Un look che potremmo gradire anche nell’arredo (ma siamo aperti ad altre soluzioni) è un carattere “industriale”, tipo “loft” (foto riferimenti 1-8) con utilizzo di metalli, legno, mobili artigianali, pezzi di arredo recuperati e rivisitati. In alternativa ci piacerebbe un arredo (e look) con mobili “senza tempo”, lineari, grandi classici (foto riferimenti 9-14), quali mobilio della Knoll, Alivar, Vitra, Zanotta, ecc.
Via Giolitti è l’affaccio con traffico più rumoroso, è con traffico ma meno rumorosa via Cairoli. La corte interna è ampia e silenziosa.
Le nostre esigenze sono:
1. zona giorno e letto separate;
2. un grande salotto / sala pranzo per occasioni più formali in cui non si intenda mangiare in cucina;
3. uno stanza studio – libreria attrezzata con PC;
4. una stanza da letto;
5. un grosso bagno dedicato alla zona notte (almeno 9 mq.);
6. un bagno “ospiti” da collocare nella zona giorno, piccolino, composto da lavabo, toilet, bidet, doccia;
7. un terrazzo vivibile attrezzato (per mangiare fuori, prendere il sole, zona relax e forse stendere qualche panno lavato);
8. necessitiamo di grossi contenitori stimabili in circa . m3 2,5 per la zona pranzo, m3 12,50 per la zona notte (vestiti) e m3 1,2 (per scarpe), m3 1,2 per la zona bagno, m3 2,5 per la zona cucina, m3 7, 50 per lo studio e un ripostiglio dove collocare m3 2,0 circa di cose varie. E' chiaro che dovremo un po' limitare gli spazi, ma è sempre difficile farlo e comunque questa casa dovrà sostenere l'accumulo di cose per i prossimi 30 anni !!
Ci piacerebbe molto utilizzare il terrazzo per molti mesi l’anno, “includendolo” per quanto possibile nella casa, ma i vincoli presenti nel primo municipio di Roma per l’attrezzatura del terrazzo sono stringenti. Credo sia proibito realizzare gazebi “fissi”e/o zone coperte in modo permanente.
In termini di utilizzo utilizzeremo tutte le sere la cucina per mangiare, vorremmo anche installarci una televisione. Più saltuariamente avremo ospiti d’inverno (15 volte l’anno) e nella bella stagione con utilizzo del terrazzo (10 volte l’anno). Gli ospiti saranno normalmente 4-8 persone. Due tre volte l’anno potranno essere 25-30 persone.
Vorremmo collocare un TV anche nella zona giorno. Ma sia nella zona giorno che in cucina i TV dovrebbero normalmente sparire alla vista se non utilizzati.
Noi vorremmo utilizzare il terrazzo il più possibile durante il week-end e nella bella stagione dopo le 18 come zona relax, leggere e prendere il sole. Sarà necessario realizzare anche una stanza “ospiti” (letto matrimoniale e/o due letti) che però avrà un utilizzo saltuario (3-4 volte l’anno per 12-15 gg. complessivi).
Da quel che sappiamo gli scarichi sono collocati esattamente dove ora si trovano e non ce ne sono altri. Acque scure per i bagni e solo acque chiare per la cucina (aggiunta una tubazione esterna in un secondo momento).
