Architectural Remodeling Proposal – Project Summary
After carefully reviewing the project requirements and your responses to the team, it is evident that you are well aware of the existing limitations and constraints. The area comprises 90 square meters, which are fixed and non-expandable, and therefore, the intervention is based on re-functionalizing the internal layout while respecting critical fixed elements such as the sole existing sewer line and the structural columns that define a rigid partition grid.
Upon analysis, the layout reveals an overly wide entrance corridor and a narrow kitchen. This imbalance justifies the demolition and repositioning of the wall at the entrance. The proposed adjustment conceals the kitchen from direct view upon entry and simultaneously allows space for a new countertop. The kitchen is enclosed with a two-leaf sliding glass partition that retracts into the space between the refrigerator and the adjacent column.
As a recommendation, this new partition wall does not need to reach the ceiling; a height of 1.90 to 2.00 meters is sufficient. This upper visual connection between the spaces contributes to a sense of openness. If ventilation issues arise, the entry area could be enclosed with glass. Additionally, mirroring the corner and incorporating LED wall-wash lighting would create a dynamic interplay of light and reflections, further enhancing the perception of spaciousness.
The dining area is resolved with essential elements: an extendable dining table and armchairs (the same model of chair is used in both bedrooms, ensuring flexibility for larger gatherings), and a storage cabinet for tableware.
The living area features an L-shaped sofa, pouf and custom-made low table that fills the niche between the column and wall, and a home theater system.
The most critical point of the project is the relocation of the new bathroom. Positioning it far from the existing sewer line would lead to technical complications. Unfortunately, it will need to be ventilated through a duct. In the main bathroom, the bathtub can be replaced with a high-performance shower cabin featuring a pressure column and chromotherapy—an excellent choice for daily wellness.
The master bedroom is spacious and allows for a full wall-to-wall closet, a dressing area, a low console unit for the television, and a King or Queen-sized bed with nightstands or floating shelves.
The second bedroom is planned in a simpler fashion, with two small wardrobes, a desk, a play area, and two single beds. Any future subdivision can be addressed, although it is likely to be virtual rather than structural—achieved through furniture arrangement rather than permanent partitions.
