flat at the caffarella park - rome

Briefing

The flat is located in the city of Rome, few meters from the Caffarella Park, where "artists, poets and writers have found inspiration." We hope that the Designers who will participate in this Contest are inspired in the same way by the location of the building.

The flat will host a family of four (father, mother and their twins of ten months) and is located on the fourth floor of a brick building (five floors overall) built in the late fifties.
It must be completely renovated in the systems (water, electricity, air conditioning), heating is centralized.
The ceiling is three meters high and part of the flat is under-terrace, so we probably will proceed to insulate this part, consequently any false ceilings should also cover the insulating panels (height max. 10-12cm).

The actual flat plan is attached (file .dwg with evidence of the under-terrace part) and the expected flat plan (file .pdf imagined by a NON-technical person) would minimizing the masonry works, in particular:
• move the kitchen,
• enlarge the study room,
• have the third bathroom or the laundry room from part of the space of the current entrance.
In any case, feel free to propose a different flat plan:
the living area should have a living/dining room, kitchen and study room.
the sleeping area should have the master bedroom with double bed (probably there is not enough space for a walk-in closet?). The room of the two children and the guest room that in perspective will become the bedroom of one of the two children.
The bathroom n. one should have a bathtub, sink, toilet and bidet.
The bathroom n. two should have a shower, sink, toilet and bidet (as in the current situation)
The bathroom n. three should have a shower, sink, toilet and bidet.

The style that we would like to use for the furniture is modern.
The floors of the living/dining room and the new kitchen are in white calacatta marble with gray veins, while the floors of the corridor and bedrooms are in grit (as shown in the attached photos). We would like to keep the marble taking care that with the demolition of the middle wall of the living/dining room you can have a uniform flooring. Otherwise, it is necessary to provide an appropriate aesthetic solution. The current fireplace is fake (has no chimney) and the intention would be to eliminate it. In the sleeping area (corridor included) we would like to put the parquet.

Particular attention to the entrance, where we would like to have a cabinet hangers, and considering the realization of the third bathroom/or laundry room, it should not be too cramped/oppressive. In addition, particular attention should be paid to the doors of the living area (entrance door to the living/dining room, door between living/dining room and kitchen, access door to the study and access door to the sleeping area).
Please, no Ikea furniture.

L’appartamento si trova nella città di Roma, a pochi metri dal Parco della Caffarella, dove “artisti, poeti e scrittori hanno trovato ispirazione.” Mi auguro che i Designers che parteciperanno a questo Contest siano altrettanto ispirati dalla location dell’immobile.

L’appartamento ospiterà una famiglia di quattro persone (padre, madre e due gemelli di dieci mesi) e si trova al quarto piano di un palazzo in cortina (di cinque piani complessivi) costruito alla fine degli anni cinquanta, e deve essere completamente ristrutturato negli impianti (idrico, elettrico e aria condizionata),il riscaldamento è centralizzato.
Il soffitto è alto tre metri, una parte dell’appartamento è sotto-terrazza, pertanto molto probabilmente si procederà a coibentare tale parte. Ne consegue che eventuali controsoffitti dovrebbero coprire anche il materiale utilizzato per la coibentazione, quest’ultimo avrà uno spessore massimo di 10-12cm.

Si riporta l’attuale planimetria (in .dwg con evidenza della parte sotto-terrazza) e quella che si vorrebbe realizzare (in .pdf immaginata da un NON tecnico) minimizzando le opere murarie, in particolare:
• spostamento della cucina
• ampliamento della camera adibita a studio
• ottenere il terzo bagno o il locale lavanderia dallo spazio dell’attuale ingresso.
Ad ogni modo, sentitevi liberi di proporre una diversa planimetria dell’appartamento:
- la zona giorno dovrebbe avere salone, cucina e studio.
- la zona notte dovrebbe avere la camera padronale con letto matrimoniale (probabilmente non c’è spazio sufficiente per una eventuale cabina armadio?), la camera dei due bimbi e la camera degli ospiti che in prospettiva diventerà la camera di uno dei due bimbi.
- il bagno UNO dovrebbe avere la vasca, lavabo, vaso e bidet.
- il bagno DUE dovrebbe avere la doccia, lavabo, vaso e bidet (come nella situazione attuale)
- il Bagno TRE dovrebbe avere la doccia, lavabo vaso e bidet.

Lo stile che vorremmo utilizzare per l’arredo è moderno.
I pavimenti del salone e della nuova cucina sono in marmo calacatta bianco con venature grigie, mentre i pavimenti del corridoio e delle camere da letto sono in graniglia (come da foto allegate). Vorremmo mantenere il marmo avendo cura che con la demolizione del tramezzo del salone si possa avere un pavimento uniforme. In caso contrario, bisogna prevedere una opportuna soluzione estetica. L’attuale camino è finto (non ha canna fumaria) e l’intenzione sarebbe quella di eliminarlo. Nella zona notte (corridoio incluso) vorremmo mettere il parquet.

Particolare attenzione merita l’ingresso, dove vorremmo avere un armadio per i cappotti, e considerando la realizzazione del terzo bagno/o locale lavanderia, non dovrebbe essere troppo angusto/oppressivo. Inoltre, altri elementi importanti sono le porte della zona giorno (porta di accesso al salone, porta tra salone e cucina, porta di accesso allo studio e porta di accesso alla zona notte).
Per gli arredi, preferiremmo non avere mobili Ikea, a meno che non vi siano particolari ragioni da parte vostra.
