Dear Client, this layout proposal of mine prioritizes your request to maximize the windows on the West for your living area. I have combined the living area with the dining area to maximize its utility when you are having guests over. There are plenty of seating space as per your request.

The bedrooms also have their own window overlooking the balcony, in which you can incorporate doors in order to access the balcony from these rooms. The double room has an en-suite bathroom, wherein the washing machine is also located because of its size. Meanwhile, the common bathroom next to the single bedroom is smaller, but has all of the fixtures you require. I have relocated the pipe duct lines so that this toilet will be closer to the single bedroom.

The kitchen is also semi-enclosed with the provision of a bar counter separating it from the living and dining area. The bar counter also provides additional seating and/or working space to substitute for the dedicated study room as per the previous design. The last area is the storage room located beside the double bedroom to cater your wardrobe needs.
