family with 3 kids needs additional space

Briefing

Siamo una famiglia con 3 bambini di 3 - 5 - 7 anni. Recentemente abbiamo avuto opportunità di espandere lo spazio a nostra disposizione acquistando l'appartamento situato al piano inferiore rispetto al nostro attuale. Questo ci permette di trasformare il nostro appartamento attuale in una zona notte, e di avere camere da letto indipendenti per ognuno dei tre bambini, via via che cresceranno (questa trasformazione non è oggetto di questo contest)
Ma soprattutto questo ci permette di avere a disposizione una zona giorno più ampia di prima, che ci piacerebbe trasformare in un'area moderna e raffinata, ma allo stesso tempo funzionale, dove spendere la maggior parte del tempo che trascorriamo insieme a casa.
La nostra nuova zona giorno si trova al piano terra di un piccolo condominio di 3 piani, e comprende un cortiletto di proprietà, pavimentato con autobloccanti.

Rispetto alla nostra sistemazione attuale vorremmo mantenere lo stesso arredamento della cucina (la stanza è praticamente identica a quella del piano di sopra, quindi sarebbe già perfettamente adattata), e lo stesso concetto di cucina / sala da pranzo / soggiorno tutto open space, per consentire a tutta la famiglia di stare nella stessa stanza anche se impegnati in attività differenti.
Quindi ci piacerebbe avere una stanza multifunzionale e facilmente trasformabile (ad esempio spostando il tavolo per fare lunghe tavolate con gli amici, o organizzando gare di macchinine in soggiorno), favorendo quindi la separazione virtuale degli spazi piuttosto che la separazione fisica.
Vorremmo cambiare la pavimentazione, attualmente in gres, e passare al parquet.
Per quanto riguarda la zona cucina, come già detto vorremmo mantenere l'arredamento (magari cambiare gli sgabelli per la zona colazione, la piastrellatura di fondo e i complementi per "modernizzare" il tutto) e magari aggiungere un po' di spazio contenitivo per dispensa e vettovaglie.
In aggiunta vorremmo mantenere il tavolo della sala da pranzo, la vetrinetta, il mobile TV.
Tutto il resto può sparire.
Stiamo valutando se integrare o meno nel living anche un angolo "lavoro" dove usare il PC, e fare i compiti. In realtà si può pensare di ottenere lo stesso spazio al piano di sopra oltre, ovviamente, nelle camere dei ragazzi, quindi non è strettamente necessario.
Per quanto riguarda i colori siamo passati dalla passione per il total white ad apprezzare i toni più caldi, tenendo conto che l'appartamento non è luminosissimo (pur essendo la zona giorno orientata verso sud), quindi meglio evitare toni troppo scuri.
I bimbi crescono, ma sono ancora piccoli, e sono abituati a giocare in soggiorno, quindi sì a divani con tessuti lavabili e no a soprammobili fragili!
Nel disimpegno oggi c'è un'armadiatura a muro, che ereditiamo dalla proprietà precedente, che si può valutare se mantenere o smantellare (non l'avremmo realizzata così, ma non è brutta ed abbastanza funzionale e soprattutto c'è già!).
La scala interna ovviamente non esiste (la forma è limitata da questioni strutturali, lo stile è da decidere) e nella stessa stanza potrebbero trovare posto i giochi dei bimbi. Intorno alla scala, che per ragioni strutturali rimarrà a circa 25 cm dal muro, potrebbe trovare posto una libreria (abbiamo la casa invasa da libri).
L'esterno comprende un gazebo, da mantenere, che vorremmo "arredare" per pranzare fuori d'estate.
L'ultima cosa che vorremmo inserire al piano terra, se possibile, è un piccolo guardaroba / scarpiera per togliersi giacche e scarpe soprattutto in inverno (stiamo pensando se farlo in prossimità della porta di ingresso o se in zona scala.
I bagni sono esistenti, ma non rispecchiano molto il nostro gusto: qualche idea per modernizzarli sarebbe gradita. Se possibile preferiremmo evitare di rifare i rivestimenti per questioni di spesa
Un dettaglio importante: alleghiamo sia la piantina dello stato attuale sia quella presentata per la richiesta di avvio lavori, dove abbiamo già dichiarato le modifiche di muratura che intendiamo effettuare (ovviamente la creazione della scala, e l'accorpamento della vecchia camera da letto al soggiorno open space). Non essendo ancora stati effettuati lavori in muratura è possibile suggerire cose diverse (ma stiamo cercando di minimizzare i lavori, anche per non impattare troppo sugli impianti).

We are a family with 3 kids: 3 - 5 - 7 yo. We recently had the opportunity to expand the available space ve live in, by purchasing the apartment located on the lower level compared with our current one. This allows us to transform our current apartment in a sleeping area, and to have separate bedrooms for each of the three children, as they grow (this transformation is not the subject of this contest)
But above all this allows us to have a living area wider than before, that we'd like to turn into a modern and refined, yet functional, where we stay most of the time we spend together at home.
Our new living area is located on the ground floor of a small building with 3 floors, and includes a private courtyard , paved with self-locking bricks.

Compared to our current arrangement we would like to keep the same decor of the kitchen (the room is virtually identical to the upstairs, so it would already perfectly adapted), and the same concept of open space kitchen / dining / living room, to allow the whole family to stay in the same room even though engaged in different activities.
So we'd like to have a living space that is both multifunctional and easily transformable (eg moving the table to make long tables with friends, or organizing model car races in the living room), thus we favour the virtual separation of spaces rather than the physical separation.
We would like to change the flooring, currently stoneware, and go to the parquet.
As for the kitchen, as I said we would like to keep the furniture (maybe change the stools for the breakfast area, tiling background and additions to "modernize" the whole) and maybe add some storage space for food and kitchenware.
In addition we would like to keep the table of the dining room, the cabinet, the TV cabinet.
Everything else can disappear.
We are considering whether to integrate or not in the open space living room a "work corner, wehere we could use PC and kids can do the homework. In fact we can think of to get the same space upstairs as well as in the kids rooms, so it is not strictly necessary.
As for the colors we passed by a passion for the total white to appreciate the warmer tones, taking into account that the apartment is not very bright (although the living area facing south), so it is better to avoid too dark tones.
The children grow up, but they are still small, and are used to playing in the living room, so yes to sofa with washable fabrics and no to fragile ornaments!
In the hallway there is currently a wardrobe in the wall, which we inherited from the previous owners, we must decide whether to keep or dismantle (we probably would not have built it in first place, but it is not too bad, and quite functional and above all it exists already).
The interior staircase is of course not existing (shape is dictated by structural limits, style can be decided). In the same room we could put storage space for toys. Around the stair, that for structural reasons is about 25 cm far from the wall, we were thinking about inserting a library (we have the house invaded by books).
The exterior includes a gazebo, to maintain, that we would like to "furnish" for dining out in the summer.
The last thing we would like to fit to fit in the ground floor, if possible, is a small wardrobe / shoe rack to leave coats and shoes after entering the house, especially in winter (we are planning to do so in the vicinity of the entrance or in the internal stair area).
The bathrooms are existing, but do not reflect very much our taste: some ideas to modernize them would be welcome. If possible we would prefer to avoid redoing coatings for budget reasons.
An important detail: we enclose both the plan of the current state and the one presented for the request of authorization to start work, where we have already declared the changes of masonry (of course the creation of the stair, and the inclusion of the old bedroom to the living room open space). Masonry work was not yet made, so different options can be considered (but we are trying to minimize the work, also to avoid too much impact on wiring and hydraulics)
