We designed this project for our client, a family of three. We produced four design alternatives based on the client’s requirements and space constraints of the existing building.
In the first two alternatives, in addition to designing the current space, we added close to 25 square meters of the veranda space to the built-up area. This addition helped increased the size of the living room and also converted a small bedroom room into a larger space with access to the balcony, making it suitable for the owner’s adult son.
In the third alternative, we added almost nine square meters to the built-up area.
The client was concerned that she may not be able to get the city permission for adding the veranda space to the built-up area or the costs of the conversion may be high. So, In the fourth alternative, which is an economic one, we did not add any space to the existing built area.
In all alternatives, we considered 2 independent spaces, one being a house for a family of three and the other for office space or Airbnb use.
In designing the house, our priority was increasing the quality of living area, comforting the inhabitants, and adding crucial requirements for the family lifestyle. To reduce the costs of renovation for the client, we tried to keep the changes in the current built-up area minimal and contain changes in walls and plumping.
The client wanted to have various spaces. Despite the limitations in the building size, we managed to incorporate all the needed spaces with standard dimensions into the design by making proper use of the built-up area. For example, the living room, dining room, and kitchen were designed as one open space, making the area flexible for its users.
The entrance to the unit is a private space, which can be used for changing clothes for guests. Placing two bedrooms for the parent and her younger child close to the entrance helps to separate the private zone of the house from the public areas. These two bedrooms are big enough to have beds and desks in them. They also have easy access to the bathroom. Based on the client’s requirements the room for the older son was designed to have more privacy. The room has its bathroom, direct access to the terrace, a larger closet, and working space with a desk.
In the laundry, there is enough room for placing a washing machine and a closet for separating clothes.
Bathrooms and the archive, which is a space needed by the client, are located in the part of the building with the least natural light. This placement helps to allocate spaces with natural light to the kitchen, living room, and bedrooms.
The dimensions of the living room are the most ideal for family gatherings or having guests. The long kitchen island, which is a beautiful interior element, adds more cabinets to the kitchen area. Also, it can be used for prep, bar, a table that sits extra people, or a board for having quick lunch on.
We designed the second unit so that it can be used as an office. But it can be developed into a guest room for Airbnb whenever the client is ready. To increase the quality of the second unit, we designed it with all the utilities needed for an office and also for a temporary accommodation facility.
We also provided the opportunity of going green in the future by considering a designated space for installing solar panels on top of the veranda space.
