CONCEPT
Depending on the buyer's request and to reach the goal of the minimum budget cost, the project concept provides for the demolition of some walls between the kitchen and the dining room to create an open space area improving the system circulation.
KITCHEN'S LAYOUT
The kitchen's stove area remains in the same place to not change too much the kitchen's layout, reducing the costs.
Creating a kitchen island does it mean to modify only the sink's and dishwasher's drainpipe, maintaining more or less the existing layout.
Also permits to have a lot of storage in the base cabinet, instead of hight cabinets, creating a nice breakfast area in front of the large window.
FAMILY ROOM AREA
The family room now is connected to the rest of the house throught the demolition of the small bathroom.
This allows to have a direct access from the back entrance, that is the most used, creating another storage area.
Now living and sleeping area are separated, improving the circulation system.
OTHER ADVICE
Regarding to move the waste drain from the small closet in the family room, is not intended any intervention. It's not worth if the goal is to reduce the general costs.
LIGHTING PLAN
To reduce the intervent costs in the living room, in the dining room and in the family room the position of the existing light can be respected with chandeliers.
In the kitchen area you can have pendant light above the island cabinet supported by a mirrow line of recessed light. Around the kitchen area light can be appliqués.
The light should be chosen based on the style of the forniture of the house.
KITCHEN DESIGN
Built in 1936 and is in one of the historic districts in Charlotte, North Carolina.
Is suggested to respect the style of the house chosing a design kitchen that suits it, not too much modern style. The grey color blends harmonically with the cherry floor.
