Dear Client,

Thank you for the opportunity to work on your project, it was a pleasure, and I hope I've managed to meet your needs and expectations regarding the design of the house.

The volume is left the same, with both the external walls (40cm) and the two interior load-bearing walls (25cm), with some openings in the interior walls (beams left above the openings).

As the lounge and the orientation of it was one of your top priorities, that largely impacted the whole floorplan layout.
Besides that, the interaction between all the other areas and the outdoor space also played an important role.

The inner load-bearing walls limit the possibilities of the layout (even if openings in the walls are possible it is not possible to remove them completely). I've tried some other options and decided on the one proposed as the one that is both functional in the overall floorplan and each space is given the attention it needs regarding your possible needs.
The communication between the rooms is simple, through a linear corridor with lots of storage space, and the communication with the outdoors area is focused on the west and north side since the house is too close to the other two borderlines of the property. With this being said, and the main outdoor areas are on the west and north, it is possible to go out to the garden from the south and the lounge area, there is just not enough space to have seating on that side of the house.

Lounge, dining & kitchen area

These three functions are grouped in an open space that has the possibility of divisions between the spaces. It is oriented towards the south and the sea, with a large seating area, a dining area between the lounge and kitchen with 6 seats, and the possibility to be further extended. The kitchen area is positioned in the southwest corner of the house in order to be connected to the lounge and dining but also to an outdoor dining area. This connection is important both functional and to provide a seaside view from the outdoor dining space. The outdoor space is covered with a pergola for shade and is accessible from the rest of the garden.

Bathrooms

The two bathrooms are placed on the same side as the kitchen to make all the installation needed both easier and more budget-friendly. Since it's a house the ventilation of the bathrooms can be done easily, and one of the bathrooms can have a window if it's something you prefer.
One bathroom is accessed from the corridor and the other from the master bedroom. The one accessed from the corridor is equipped with a toilet, bidet, walk-in shower, sink, and storage space. The bathroom accessed from the master bedroom is equipped with a toilet, bidet, walk-in shower, double sink, washing machine, and storage space.

Master bedroom

The master bedroom is furnished with a large double bed with bedside tables and a wardrobe. It has an en-suite bathroom as mentioned earlier and direct access to the garden.

Bedrooms

The two bedrooms are almost identical, very simple but functional. Two single beds are placed in each bedroom, a small wardrobe, and a desk. The bedrooms are dimensioned to have the possibility to be converted into double bedrooms eventually.

Garden

I've already mentioned the outdoor dining area, and how the house communicates with the garden. What is left to mention is that the house entrance is placed in the north where there is no other visual connection between the house and the front garden. This gives you more privacy since the rooms are not looking toward the street and the parking, or main door. The front garden has a small seating area between the car parking space and the entrance. The parking is covered with a pergola and visually divided from the house and the garden with both the pergola and vegetation. Parts of the garden are paved (such are the seating areas and the paths) and part of the garden is a grass lawn.
