Description

Dear Client,

Thank you for the unique opportunity to design challenge with the goal to improve the existing modest, introverted house at the beautiful location, in accordance with your request, by reconstruction into a modern, functional, energy-efficient building with a beautiful Seaview.

The defined position of the existing building on the southeastern part of the plot and the constructive massive assembly represents a specific design challenge.

The existing building is basically a square, in form it is conceived as a three-part composition composed of elements of the volume of the house, a horizontal light perforated canopy on the south side of the building and a vertical functional element on the southwest side of the building that unequivocally emphasizes the entrance to the house.

The plot is accessed directly from the road. In the part to the street, two parking spaces and manipulative area is provided on a partially paved grassy surface. The approach to the building is clearly marked from the western side of the plot. The outdoor area is largely green, the parking spaces are protected by tree tops.

The entrance at the living room, dining room and kitchen is at the south side, organized as open plan. Openings from the floor to the ceiling on the south, partially on the west, east and north facades visually erase the physical boundaries of the interior and exterior space, thereby integrating the exterior space into a multifunctional living room. The kitchen is divided into three zones, worktop and kitchen island, and, to the left of the entrance, is an enclosed refrigerator and pantry. Dining is possible in the building or outside the building on the west side towards the neighbor, under the covered terrace with a pergola.

Access to the quiet night zone is through a semi-transparent corridor, where is entrance to the bathroom, access to the laundry at the closet and the entrance to three rooms.

The night zone with three rooms is organized in the northern part of the house. The master bedroom with beach view, ensuite bathroom is on the east side of the building, the room with two single beds is on the north side of the building and the third room with a double bed is on the west side of the building. The closets are longitudinal so that the facade walls remain free to form a view towards the sea, i.e., the terrace. The windows in the rooms are from floor to ceiling in order to integrate the outside space into the interior, thereby visually making the rooms larger. The privacy of the rooms is made possible by the protected greenery on the terraces.

The proposed position of the interior rooms contributes to the use of bioclimatic principles of ventilation of the house by using natural resources, which results in a reduction of the need for additional energy needed for cooling during hot summer days.
