Dear Client, Hope all is well! Attached, please find slides that evaluate schematic design for the new apartment design. Congratulations, it was a pleasure working on concepts for the spaces within this great floorplan.

Design Intent Overall: As you could see in the images, this apartment has a great height, and a modern built architectural elements, tall doors and very modern finishes in general which will remain in the space after your remodel. There is plenty of light source entering the space, which is a great feature to create a warm and pleasant living and resting setup for you and your family, with soft and inviting finishes of the new interior design.

Living and Dining Area:
In the demolition plan, I have marked in yellow, all the walls need be demolished to open up the space. There is a column remaining, as it is probably a load bearing column, which must remain. regardless of this structure, there is plenty of space with the rest of the removed walls, opening the kitchen area, allowing a significant island to be built, which ties many of the functions once several occupants use it. Perfect for parties, servings, day to day function within the family as well, always allowing versitality of the living space use.

I believe that the best dining solution is a large and stylish round dining table, position in the upper corner, which ties the angled walls perfectly together, calming their effect on the rest of the geometry in the open space. allowing maximum space for a fairly large living room setting, with a sectional with a chaise, and possibly two proper armchairs, proper in their size. I think it is also the best to leave this long wall be only decorated with artwork, partial wooden paneling behind a tv side board, which will allow you plenty of room to add and change pieces of furniture in the future. To contrast this clean wall, i proposed building floor to ceiling library modern library, which will add plenty of character to this area.

Master Bedroom

This area is divided in three sections, sleeping, dressing and bathroom ones.

Sleeping area and closet areas are divided with a wall, centering a nicely designed bed in the middle of this area, allowing you the access to other areas freely, providing a perfect and isolated high end space for resting. On the other side of the wall is a walk through walk in closet, which will allow you plenty of storage and dressing experience, leading to the master bathroom, connecting these functions as one. Here, I would envision a bit darker finishes if you like them, in the moods, I selected neutral ones, but it is as per liking. From my experience in space planning of luxury apartments in New York, this is a preferred layout for occupants.

Bathrooms

In the moods section, you can see that both of the bathrooms are predominantly white, with oak wood contrast material for built in, or purchased vanity units. This is to achieve bright environment, due to window openings sometimes allowing less light in these apartments.

2nd Bedroom

In the plan, I placed a large bed to show what the space can hold for the family. If the desk is place under the window, or on this wall, and a closet on the wall next to the doors, it allows us to have a great space to maneuver furniture all around, when is needed for the family, or guests.

Additional Bedroom/ Study/ Storage and Laundry room

This room I have decided to split in two, a larger portion is this additional study, with a sleeper sofa to be always used a n additional bedroom, whilst a small portion next to the second entry door is used as a laundry room, storage and cleaning supplies room. Both of these spaces have large floorplan, which will allow you plenty of space to mix and match your needs.
