Residential - Apartment
Dear Client, I present you with 3 slightly different layouts (all included in DWG file), varying in living room/dining area layout, and similarly for the primary and second bedroom there are two options.
I have tried to maximise both space and functionality, providing plenty of storage solutions - seems like there can never be too much storage!
The kitchen has become spacious and a rather social zone thanks to the free standing island, which overlooks the living and dining areas.
The key parts of my proposed plan are:
- opening up the walkway to the kitchen from the entryway - to allow seeing all the way through when first walking into the apartment
- creating sliding doors from glass, frosted glass or sliding doors with glass panels, to the office, to allow all the light from the balcony door to come into the otherwise completely dark hallway.
The secondary entrance to the apartment has remained untouched, however since this plan assumes access from the primary entrance, the office furniture has been placed in a way to maximise use of the room. This can definitely be changed as needed. Making the secondary entrance door seamless, or as seamless as possible with the walls is what I would personally recommend - to ensure the room does not feel like a walkway.
The plan with the built-in wardrobes on either side of the dividing wall between primary and second bedrooms, allows for an extra layer o sound insulation and privacy, which I think can be beneficial here.
As for the larger bathroom, I would recommend to straighten the wall which is at an angle ( behind the bathtub placed on the floorplans provided). Either creating a full height wall, or a wall to match the height of the bathtub - a lower wall that matches bathtub height, will allow space for placing items while in the bath, or to allow for plumbing for the faucets that will fill the bath to be on this lower wall.
I have labelled some zones on the DWG, and provided some inspiration pictures in order to allow you to visualize some areas in these proposed plans.
