Dear designers,
the goal of this Contest is to renovate and refurbish an apartment to be rented as holiday home. The feature which is most important to me is the style and design of the apartment. In fact, I believe that furniture, materials, colours and design have great influence on the tourist’s choice when renting an apartment especially in a city with a wide offer as Rome is.

This apartment has been used as an office during the past years. Now we are transforming it from an office to an apartment (from an A/10 to an A/2 for the Italian real estate registry). For this reason, the current disposition of the rooms that you can see in the photos is different from the “post-operam” plan that I attached. This last plan is the one that the local city hall approved according to our regulation, therefore it is not possible to do structural changes from the disposition you can see in the plan. Instead, inside each bathroom, is possible to change the position of fixture (shower, toilet, sink...). Besides, the living area should necessarily be the second room to the left that faces Via Farini.

The apartment is in the city centre of Rome and ha the typical characteristics of early ‘900 buildings. For example, it has high and embellished ceilings that you could maintain as it is if you want.

As regard the style, I’d like a modern furniture that highlights the brightness of the apartment and that refers to the city of Rome (maybe with a paintings or other decoration). For what I know, there are multiple possibilities when it comes to modern furniture, e.g. industrial, contemporary, modern classic etc. Since I don’t have any preference, I will leave you free to choose the style that you think would be more appropriate for the apartment.

Please bear in mind that the price I ask for each night of stay in the apartment is in the medium-high segment. Therefore, I’d like the pieces of furniture to be of good quality. I hope that you will find a fair compromise between quality and prices. Please bear also in mind that unfortunately tourists use to handle furniture in holiday homes and b&bs with disregard. For this reason, I also need the furniture you choose to be very solid.

Last point, I think that to reduce the cost of the renovation we could leave the flooring as it is and cover it with a new flooring made of modular wooden tiles.

The apartment must have 3 bedrooms and 1 living room with a sofa bed. Globally, I want to be able to host 8 persons: 6 in the 3 bedrooms (2 persons for each room) and 2 in the living room. Furthermore, only the little room on left (the one with view only on Via Gioberti) must have a bunk bed.

According with law, every bedroom (excluding the living room) must have a nightstand for each sleeping accomodation, a closet with two doors, a trash, a lamp and a tv. The kitchen must have a sink, a dishwasher, a stove, a oven or a microwave and a fridge. One of the bathroom must include a washer and in the living room we have to put a phone. The minimum size of single bed is 0,90x1,90 while the minimum size of twin bed is 1,60x1,90.

My budget for the renovation is about 40.000€ with a maximum to 50'000€ (excluding the costs to change wall disposition from ante operam to post operam floorplan and electrical system renovation).

Il mio obiettivo è arredare e ristrutturare un appartamento da adibire ad uso casa vacanze. Lo stile di arredamento, è indubbiamente la principale discriminante che determina il successo o l'insuccesso di questo tipo di attività. Il mobilio, la scelta dei materiali, la selezione dei colori e il design degli oggetti, sono tutte componenti che influenzano fortemente il turista al momento di scegliere tra la grande offerta di casa vacanze presenti in una città come Roma. Pertanto, al centro del progetto imprenditoriale di gestire un'attività extra alberghiera, c'è senza dubbio l'abilità dell'architetto preposto alla progettazione dell'appartamento.

L'immobile in questione negli anni passati era stato utilizzato come ufficio. Attualmente, è in corso d'opera la trasformazione catastale dello stesso da A/10 ad A/2. Ciò implica che la disposizione degli ambienti attuali che è possibile visualizzare nelle foto, è diversa da quelli rappresentati nella planimetria "post-operam" allegata. Quest'ultima è conforme alla normativa vigente. Pertanto, nell'appartamento non è possibile effettuare modifiche strutturali ed anche la disposizione degli ambienti non può essere modificata. Possono essere invece spostate le posizioni dei sanitari, dei lavandini e delle docce all'interno dei bagni. Inoltre, il soggiorno deve essere obbligatoriamente posizionato nella seconda stanza entrando a sinistra con affaccio su Via Farini.

L'appartamento è situato nel centro storico di Roma e presenta alcune caratteristiche tipiche delle abitazioni di inizio novecento. Tra queste abbiamo i soffitti molto alti e decorati che l'architetto può valutare l'ipotesi di mantenere.

Più in dettaglio, è richiesto uno stile di arredamento che sia moderno, che metta in risalto la luminosità degli ambienti e che presenti un richiamo (per esempio un quadro) alla città di Roma. Per quel poco che ho potuto apprendere navigando su internet, esistono molteplici stili di arredamento moderni (industrial, contemporaneo, classico moderno e molti altri). Non avendo una preferenza, è mia intenzione lasciare un ampio margine di discrezionalità all'architetto nella scelta dello stile che più ritiene adeguato.

Si informa inoltre che il prezzo di ciascuna notte trascorsa nella casa vacanze rientra nella fascia medio-alta. Ciò implica che gli oggetti di arredamento siano mediamente di buona qualità. È ovviamente compito dell'architetto riuscire a massimizzare il binomio qualità-prezzo del mobilio. È utile anche che l'architetto tenga conto del fatto che i turisti sono soliti trattare con poca cura gli arredi delle case vacanze. A tal proposito, si richiede che essi siano, laddove è possibile, piuttosto resistenti.

Infine, per di ridurre le spese di ristrutturazione, potrebbe essere utile non rimuovere la pavimentazione attuale, bensì coprirla con un pavimento componibile a listoni.

L'appartamento deve avere 3 stanze da letto e 1 soggiorno con divano letto. In totale, la casa vacanze deve essere predisposta per ricevere al massimo 8 persone: 6 nelle 3 stanze da letto (due ciascuno) e 2 nel soggiorno. Solo la stanza entrando a sinistra con affaccio solo su via Gioberti, deve contenere obbligatoriamente un letto a castello.

La legge prevede inoltre che ogni stanza (escluso il soggiorno) deve avere un comodino per ogni posto letto, un armadio a due ante, un cestino dei rifiuti, una lampada da comodino e una tv. La cucina deve contenere un lavello, una lavastoviglie, un piano cottura, un forno o microonde e un frigorifero. È obbligatorio predisporre anche un punto telefonico in una zona comune e uno dei bagni deve contenere una lavatrice. I letti singoli devono essere di dimensione minima 0,90x1,90 e il letto doppio di dimensione minima di 1,60x1,90 .

Il budget per la ristrutturazione e arredamento della casa vacanze si aggira intorno ai 40'000€ con un tetto massimo di 50'000€ (escludendo le spese per la modifica della disposizione dei muri e l'adeguamento dell'impianto elettrico).
