Briefing
The building is a single house of 100 sq mt, with approximately 400 sq mt of garden and it's surrounded by green on the 4 sides. The ceiling is 3 mt high. I don't like the actual disposal of the rooms, however, due to the possibility to remove all the internal walls, we could start from zero with a new project. The structure cannot be enlarged at its sides, but it can be enlonged towards the garage side (in the backyard of the house), even if I would't like to remove too much space for the garden. The actual space used as garage can become part of the house, because also those internal walls can be removed, and I would like to add a double garage separated from the rest of the house.
These are my needings:
• one kitchen separated from the dining room
• one dining room / living room with a fireplace
• two bedrooms
• two bathrooms (I'd like to have the shower in the small one and the bathtub in the big one)
• one loundry / hobby room
• one porch in the bachyard
• underfloor heating
• one double garage at the end of the driweway, at the very end of the property (according to the regulator city-plan it is possible to build it at the border of the property, and so I would like to do that)
• is it possible to put the driwe-way and the passageway together?
I would like to avoid as far as possible aisles or corridors. The building, from the 70's, is actually empty and uninhabited, and must be completely re-built from floors to the top. The perimetrical walls are (almost) the only thing that is fine, but according to the regulative city-plan it is possible to:
• open windows in the walls
• close existing windows
• transform a window in a french-door
• enlarge by adding rooms for approximately 100/135 sq mt (the building must stand at least at 5 metres from the property borders)

Attualmente è una villetta singola di 100 mq, libera su quattro lati. Non mi piace la disposizione interna degli spazi; dato che è possibile demolire tutte le tramezze interne, si può partire da zero. I muri perimetrali non si possono modificare lateralmente ma la costruzione può essere allungata dalla parte del garage anche se non vorrei che finisse per assomigliare ad un vagone ferroviario. Il garage deve diventare parte integrante dell'abitazione. Mi piacerebbe mantenere un po' di verde, fin dove è possibile, fatte salve le esigenze che vado ad elencare: una cucina abitabile, un soggiorno con camino, due stanze da letto, due bagni (uno piccolo e uno padronale) una lavanderia/ stanza hobby, abbastanza spaziosa magari divisa in due da un basso muretto, un portico con due pareti laterali. Di fronte al passo carraio, sul confine della proprietà, vorrei un garage per due auto. Evitare il più possibile disimpegni e corridoi.
La casa all’interno, vuota e disabitata da anni, deve essere completamente rifatta dal pavimento al soffitto, si possono aprire finestre nuove, allargare le vecchie o farle diventare porte finestre, tutte le tramezze si possono demolire, incluse quelle che separano il garage dalla parte abitativa. L’altezza delle stanze è di 3 metri.
Mi piacerebbe avere la doccia nel bagno piccolo e la vasca nel bagno grande.
Secondo il piano volumetrico comunale si potrebbe aggiungere una superficie lorda pari a 135 mq; dovendo dedurre le distanze minime dai confini (5 mt), la volumetria si riduce, tuttavia un paio di stanze in più si possono realizzare. E’ possibile far coincidere il passaggio pedonale e quello carraio?
