Greetings Client,
Thank you for the project, I loved working on this, and have tried to craft the best suited layout for your property, according to your requirements and taste. Please read below for further explanation of the design.

OPEN LIVING WITH KITCHEN CUM DINING
This is the largest and most important space, and it has been planned as such. It was ideal to plan living area close to one of the windows, as most of the time will be spent in this space, allowing it to receive most of the natural daylight. As a result, entrance to living area is via kitchen cum dining area.

KITCHEN CUM DINING
Kitchen is planned with a long slab encased with overhead shelves along with a small island, which has a dining table attached to its front. This saves a lot of space by eliminating the need for a separate dining area. As it is an open plan, it also receives natural light from window.

STUDY ROOM
As requested, Study room is planned with a space for single bed, along with study table and overhead storage. A window looking towards kitchen/dining is provided near its entrance, which will allow ample light to enter in the room

MASTER BEDROOM
It was best to allocate master bedroom near the only available window. Overhead storage till ceiling height is given above bed, to make up for the lack of availability of a separate cupboard space.

BATHROOM
It was not possible to work on the layout of the bathroom, as there wasn't enough information about location of fixtures. However, i have taken into consideration its size and location as provided by you, and have left enough space so that it can be redesigned or preserved, as per your choice.

INTERIORS AND FINISHES
Considering your preferences, I have kept the interiors minimalist, with hints of wood, warm tones, and greys. Both rooms have wooden flooring, while rest of the area can be covered using suitable stone or tiles in beige shades.

Some of the permanent furniture like TV consoles, island with dining, will have to be custom made as per size. But for the rest, such as chairs, living area furniture, beds, it will be cheaper to source them from local vendors.
