The space we need to renovate used to be a shop, dividend into 2 different communicating areas, 40sqm each, 4,10mt high. They have 2 big shop windows, and we should not change the exterior facade of the building. There are also 2 junctions in the back parts to be used, that bring to the courtyard.
The first part, that we are going to name “A”, has a big window facing the street. It has a small meshed rolling shutter, that we want to maintain. The room is deep and narrow, with 2 windows and the door which face the courtyard. Now, these windows and the entrance are closed because there is a mezzanine with iron stairs in front of them, so they cannot be used. We would like to move the mezzanine a little southern, shrinking the room and creating a bathroom with a window, ceilings 2,70mt high and standard measures. Below the mezzanine, there should be a small kitchen area. This room should have commercial purposes, used as office room or dining room for special occasions.
A crossing should connect the two areas, now there is not a door.
The B area is similar to the A area, it has a shop window as well that we want to keep not to change the facade of the building (this would require special permits from municipal offices and condominium). We would like to enjoy all the sunlight and the air that this window produces, maybe thanks to a centre-hung window near the ceiling and a door, maybe using a center-hung glass also for that. We would like to replace the current rolling shutter with one that is wider, and permits more sunlight to come in (from 1mt from the flood for 1,5mt). Ceilings are 4,8mt high, and this area should become a bedroom for my daughter. It should have a mezzanine, creating 2 cubes that should be separated, having more privacy.
We were thinking to use glass-blocks for the big window, because this will allow us to gain light and separate the area from the outside. From this big room you can go to another area with door and window to the courtyard that will become the kitchen area. We would like here a linear kitchen with a peninsula part. There is also a tiny water closet. We need here a bathroom with a large shower and bathroom furnishings. A security wooden door links the B area to the entrance hall, that's really useful and permits to use this big room as a flat easily.

E' un ex negozio diviso in due parti comunicanti ogniuna di circa 40 mq. con i soffitti alti 4,10 .
Entrambi hanno le due vetrine di accesso, e non vorremmo alterare la facciata esterna dello stabile:
Hanno anche dei pasaggi dal retro cortile che vorremmo utilizzare .
La parte commerciale , che chiameremo A ha una vetrina su strada con serranda eletrica a maglia stretta, vorremmo lasciarla invariata e presenta un salone lungo e relativamente stretto.... al fondo attualmente le due finestre e la porta che danno sul cortile condominiale sono chiuse all'interno perchè un soppalco in ferro con scala in ferro ne ostruisce il passaggio ...noi vorremmo liberare finestre e porta e recuperare il soppalco , spostandolo un po' più a sud , rimpicciolendo il salone , ma creando un bagno con finestra, con soffitti alti 2,70,misure a norma, e un piccolo vano sotto il soppalco con angolo cottura .
La destinazione del salone sarebbe comunque sempre commerciale come ufficio , con utilizzo anche come sala da pranzo per eventuali occasioni ....Un varco , ora senza porta , ma che vorremmo creare, collega il lotto A al lotto B
Quello che chiamiamo lotto B attualmente è commerciale nella parte speculare con vano collegato all'esterno anch'esso da vetrina comerciale , che vorremmo lasciare invariata dal lato strada per non variare la facciata del palazzo , che implicherebbe permessi comunali e autorizzazioni condominiali ....vorremmo però sfruttare la luce e l'aria che produce , mediante una finestra basculante a soffitto e un aporta da terra, magari traformandola all'interno in vetro baculante .
La serranda esterna, ora a maglia piena , vorremmo alleggerirla a mt. 1 da terra per m t. 1,5 , in maglia a rete larghe per sfruttare la luce del sole .
Questa stanza con i soffitti alti 4,8 vorremmo adibirla a camera da letto con un soppalco , anche questo adibito a camera per mia figlia , due cubi, uno sopra l'altro con privacy ..
Per la vetrata avremo pensato all'utilizzo del vetro cemento , per isolare la stanza dallìesterno e mantenere la luce .
Da questo stnzone si accede mediante un varco a quella che sarà adibita a cucina , ha una portafinestra che accede al cortiletto e una finestra.
Attualmente vi è un piccolissimo vc .. vorremmo un bagno con doccia ampia e sanitari, una cucina lineare con un piccolo banco penisola ...
Una porta in legno blindata collega in questa stanza l'appartamento all'androne condominiale , consetendo l'accesso direttamente da quest'ultimo, cosa molto gradita, per questo il lotto B può essere adibito agevolmente ad appartamento .
NELLA PARTE DA ADIBIRE AD ALLOGGIO...IN CUCINA CI SONO UNA PORTA FINETRA ED UNA FINESTRA CHE DANNO NEL CORTILE DEL RETRO PALAZZO .
MENTRE NEL NEGOZIO CHE RESTERA' UFFICIO NEL RETRO VI SONO 2 FINETREE ED UNA PORTA FINESTR ..DANNO ANCHE QUESTE NEL RETRO PALAZZO NEL CORTILE
