Description

Dear Client,

Thank you for the opportunity to work on your project. I enjoyed working on it, and I hope I've managed to meet all your needs and expectations.

As the original project, you attached is approved for construction there is very little that could be done to the exterior and structure of the house. No new openings in the facades were made in the proposal, and all exterior walls are kept in the original dimensions, along with the central structural load-bearing column in the interior of the house and the staircase.

Information about the roof was not given, except that it's pitched. This has to stay as approved in the drawings you currently have, so the section of the roof area and angle of the roof in this proposal are approximate.
With being said, the exterior renderings give you an idea of the look of the house you have approved for construction.

For the interior layout, I'll briefly talk you through the proposal floor by floor.

Level -1

The garage space is connected to the house on the inside through level -1. On this level, there is a storage area with built-in wardrobes and shelving units, a small kitchen, and a studio space.
The kitchen has a fridge, oven, cooking hob, sink, and dishwasher. In the designated kitchen area there is a small table for two and shelves along the wall by the structural column.
The studio has a large desk and a relaxation nook.

Level 0

The staircase is kept in the original dimensions and shape, with a change in direction.
At the entrance of the house, there is a wardrobe for coats and shoes, and by the staircase a bench.
The lounge is very large so it's furnished with an L shape sofa with a lot of open space and the possibility to add additional lounge chairs if preferred. Dividing the lounge and the dining space is a two-sided bioethanol fireplace that can be enjoyed in both spaces. A tv is mounted on the wall above the fireplace and a small reading nook is placed next to the fireplace.
The dining space is spacious and can hoast 6-8 people and more if needed.
The kitchen area is open to the dining space. It's L-shaped with a peninsula with seating along the edge. The kitchen is fully equipped. (Visible is the plan and renderings)
From the kitchen, the laundry area can be directly accessed, and the small toilet on this floor is accessed from the entrance hall/lounge area.

Level 1

The main reason to change the direction of the staircase was to obtain a more usable floor area on this level. As you mentioned you need three bedrooms and a studio on this level my aim was to give each space natural light without adding windows on the roof. By changing the direction of the stairs you enter this floor more centrally and two rooms are placed on each side.
The master bedroom has a garden view as requested, and it's furnished with a king-size bed, large built-in wardrobes, a small vanity/make-up desk, and it has its en-suite bathroom.
The two bedrooms are a little smaller than the master bedroom but also furnished with large double beds, built-in wardrobes, and a lot of possibilities to be organized as either guest bedrooms, children's rooms, or additional office spaces.
The study is furnished with a large bookshelf along the wall and two desks that can be arranged in several ways. The room is large enough to have a small lounge area is preferred instead of the desks being arranged centrally in the space.
Besides the bedrooms and studio on this level, there is a bathroom that is accessed from the shared hallway.

I hope I've managed to clarify everything, but if you have any additional questions feel free to contact me.

Kind regards
