La proposta presentata si caratterizza per una completa riqualificazione degli ambienti che vengono adibiti ad attività commerciale con bar e sale da poter affittare in relazione alle varie esigenze. Si propongono due soluzioni la prima costituita da un’unica grande attività con servizi accessori e la seconda composta da una sala con i relativi servizi e due fondi ad uso magazzino per un totale di tre attività sempre da poter mettere in affitto. L’attività principale dispone di più sale di cui una polivalente da utilizzare anche come sala coworking, oppure per incontri o riunioni; una consumazione più adiacente al bar che può essere anche affittata per eventi come compleanni o feste di laurea o altro; e infine la zona principale più antistante l’ingresso per la consumazione. Per poter presentare una soluzione efficiente è stata necessaria un’analisi preliminare per capire come e cosa inserire come funzioni pertinenti all’attività principale; trovano quindi spazio un comodo locale ad uso magazzino con accesso sia esterno che interno, una grande cucina che può essere utilizzata sia dal bar che nel caso di affitto degli spazi per eventi, i bagni con antibagno, lo spogliatoio e un ripostiglio. Tutti gli ambienti principali sono direttamente accessibili dall’esterno in modo da donare luce naturale e garantire una certa continuità; queste aree esterne vengono trattate come un ampliamento dell’interno con tavoli e divanetti il tutto coperto da un pergolato adiacente al fabbricato. Inoltre tramite due grandi pannelli scorrevoli la sala polivalente può essere separata dal resto delle attività con accesso garantito dall’esterno e anticipato da una area coperta esterna. Per meglio comprendere le varie funzioni inserite all’interno dello spazio si riportano due planimetrie con l’allestimento degli spazi in due situazioni differenti la prima ad uso quotidiano e la seconda per uso in occasione di feste o eventi.
La seconda soluzione si compone invece di uno spazio principale da poter utilizzare per sagre o eventi con servizi accessori come cucina, ripostiglio e bagni. Anche in questo caso tramite una grande pergola lo spazio interno si protrae anche verso l’esterno in modo da ampliare i posti a sedere. L’altro spazio rimanete viene dedicato a due locali ad uso magazzino o autorimessa sempre con spazio adiacente coperto.

The proposal presented is characterized by a complete redevelopment of the environments which are used for commercial activities with bars and rooms that can be rented according to various needs. Two solutions are proposed, the first consisting of a single large activity with ancillary services and the second consisting of a room with the related services and two funds for warehouse use for a total of three activities that can always be rented. The main business has several rooms, one of which is multipurpose and can also be used as a coworking room, or for meetings or gatherings; a drink more adjacent to the bar which can also be rented for events such as birthdays or graduation parties or other; and finally the main area in front of the entrance for consumption. In order to present an efficient solution, a preliminary analysis was necessary to understand how and what to insert as functions relevant to the main activity; There is therefore space for a comfortable storage room with both external and internal access, a large kitchen that can be used both by the bar and in the case of renting spaces for events, bathrooms with dressing room, changing room and a storage room. All the main rooms are directly accessible from the outside in order to provide natural light and guarantee a certain continuity; these external areas are treated as an extension of the interior with tables and sofas, all covered by a pergola adjacent to the building. Furthermore, using two large sliding panels, the multipurpose room can be separated from the rest of the activities with access guaranteed from the outside and preceded by an external covered area. To better understand the various functions included within the space, two floor plans are shown with the layout of the spaces in two different situations, the first for daily use and the second for use at parties or events.
The second solution instead consists of a main space that can be used for festivals or events with additional services such as kitchen, storage room and bathrooms. Also in this case, through a large pergola the internal space also extends towards the outside in order to expand the seating. The other remaining space is dedicated to two rooms used as a warehouse or garage, always with an adjacent covered space.
