Hi,

as You can see on the attachments, I provide You:
- two floorplan, one generic and one with detailed measurements of rooms;
- five renders to show You how will be the aspect of main rooms: living room, dining room and kitchen of main house; living & dining room of guest house (back house); studio over garage;
- two furnitures scheme where You can find all the furnitures for the rooms above and for master bedroom. In these two tables, You can find all the relevant information of the furnitures: how to buy it (Shop name and Internet web site of the shop), how much is the cost for every article, dimensions, and position of articles inside the rooms;
- one DWG floorplan that is not only in high quality, but is editable for every other needs.

Please note that, as You request to stay in a budget of 50,000$, if You decide to buy all the furnitures in my proposal, You will spend not more than the budget (46,500$).
I carefully selected all the furnitures to reach Your style preferences and taste, so You can leave blank walls and find soft tone furnishing with gold and black spots.

Now I want to talk about the project:
For the ground floor of the main house, I thought of a living room settled around the fireplace, main element of the whole house, and I developed the dining area behind the chimney to make it more confidential.
The arrangement of the kitchen is unchanged except for the refrigerator moved within the kitchen itself in order to create an area for wine in the corner (where You can install a wine cellar). The kitchen is composed of white furniture, with a gray marble top to make contrast.
Moreover I have integrated the master bedroom with a closet and a reading area.
In the basement I created a small bar area with a little kitchen with only sink, fridge and a bar counter to serve drinks to guests.
In the guest house instead, I inserted two sofa bed, one in the living room and one in the mezzanine, so that they can be transformed according to the needs.
Finally in the studio over the garage, to meet the requirement of having both a study and a game area, I inserted in the center of the room a double-sided bookcase, which then divides the two spaces still leaving continuity.
