challenging project for a beautiful "crooked" apt

Briefing

Hi everybody!!
My husband and I bought an apartment that has to be renovated.
Right now the apartment is completely empty.
The apartment is on the first floor of a 3 floors condominium (4 apartments each)
The apartment is about 110 square meters large and currently has a typical layout of an old Bolognese house (entrance, long corridor with rooms to the right and left, living area at the back)

Our idea is to get from this apartment the following environments:
• Open space with kitchen and living room
• 3 bedrooms (1 master room, 1 double room with two separated beds and 1 single room which for the moment will be used as a office)
• 2 bathrooms
• 1 closet (little storage room)

• We really love colors and warm environment
• We would like to keep the living area separated with the sleeping area
• No changes can be made on the external walls of the house, apart from the window that will become a door.
• We would like to get 3 bedrooms, one master room, one double (two separated beds) and one single room. The single room for now will be used as an office but we would like to think it as a bedroom.

Bathrooms
• We do not need a tub in the bathroom but we would like to have a nice big shower
• In the bathroom we prefer a shower and if it is possible I like that the people who going to bathroom don’t have to pass into the bedroom. But we're open to other solution. We do not like the idea of the bathroom in the room but we are open to a solution that allows you to go to the bathroom without seeing everything from the room
• We have no idea where to put the washing machine
• The drain of the bathroom does not allow us to move the second bathroom freely, and we would like to avoid “electrical bathroom”.

Master Room
• We do not want a walk-in closet but large closets to hold clothes

Closet
• In the closet we would like to have the possibility to keep the ironing board always open and a closet as staff storage

Living Room
• We would like a big sofa in the living room and also a big TV (50 ")
Kitchen
• I love cooking! (Emanuela)
• We would like a kitchen with a peninsula (C or U) with stools and a large table (160x90 extendable up to 205cm).
• We’d like to have the table in the kitchen area.
• We'd like a 90cm American model refrigerator
• We would like a column oven
• PLEASE NOTE: We intend to demolish the entire apartment floor and to redo the hydraulic system, so you're allowed to install a new plumbing line below the unit. We're not sure about the exact position of kitchen drainage right now, but we suppose it to be close to the terrace near the kitchen.
The new kitchen can not be further than 3 from the current one because of the slope. The same for the bathroom

Radiators
• In the design of furniture we must take into account the positioning of the radiators (to be decided)
Corridor
• The current corridor is too wide: we would like to restrict it in order to have more space in the rooms.
