Although we propose two solutions, in fact the basic directive is one, regarding the basic operation of the house.
Our plan is based on the fact that there are three teenagers who want their own space. Due to space limitations, it was not possible to divide the upper floor into 4 bedrooms without many interventions and without great financial cost. So we keep the upper floor only for those three by providing additionally a games and sitting site in the mezzanine.
The master suite placed on the ground floor and offers privacy and tranquility to the couple. Contains a comfortable sleeping area, dressing room and bathroom. It also has a direct exit to the patio.

As for the kitchen, could be constructed an island or peninsula, and in the space can placed the dining room or family corner with sofa and table with chairs for everyday use. The fireplace use gas, is two side faced, and requires little chimney.
The living room includes a large corner sofa and two comfortable chaiselongs. Depending solution office may be separated by glass partition from the space or in open space. The staircase is a one now and open, from the basement to the upper floor. If placed the family room to the kitchen then the dining placed in the lounge area.
We create in the basement, guest room, bathroom, laundry and a open space - game room - for billiards or ping pong and cinema. We tried not to intervene to the heating system space.
