Caratteristiche richieste:
- HO ACQUISTATO ANCHE LA "VISTA RENDER" ED HO AUMENTATO IL TEMPO DEL CONTEST PER POTER PERMETTERE A TUTTI DI LAVORARE IN TEMPI RAGIONEVOLI;
-SONO ANDATO A VERIFICARE PERSONALMENTE I PILASTRI NEL SEMINTERRATO (GARAGE), HO SOVRAPPOSTO LA PLANIMETRIA DEL SEMINTERRATO (GARAGE) ED HO VERIFICATO CHE I PILASTRI ESATTI SONO QUELLI EVIDENZIATI IN ROSSO NELLA NUOVA PLANIMETRIA CHE HO ALLEGATO IL GIORNO 28/02/2021;

- abbattimento pareti interne, con chiusura del balcone e patio a sud per la realizzazione di un unico ambiente interno abitabile che verrà poi suddiviso in due appartamenti con ingressi indipendenti dal giardino;
- L'CCESSO ALLA SCALA A CHIOCCIOLA CHE PERMETTE DI ACCEDERE AL GARAGE VA ELIMINATO, HO PUBBLICATO LA PLANIMETRIA ANCHE DEL GARAGE AL PIANO SOTTOSTANTE PER POTER INDIVIDUARE EVENTUALMENTE I PILASTRI;
- ognuno dei due appartamenti dovrà essere così composto:
- due camere da letto (dimensioni uguali possbilmente minime di circa 16 metri quadrati), con luci LED RGB per creare un ambiente rilassante e confortevole;
- ogni camera da letto deve avere bagno annesso (dimesioni possibilemente minime di circa 3,7 metri quadrati)
- almeno uno dei due bagni dovrà avere la predisposizione alternativa di ingresso sia dalla camera da letto che dalle parti comuni, poi in base alle esigenze durante l'uso si deciderà dove inserire la porta d'ingresso al bagno;
- ogni bagno deve avere water, bidet, lavandino, areatore specie se il bagno non avrà apertura verso l'esterno, doccia con predisposizione sauna e illuminazione a led RGB per cromoterapia in doccia/sauna, predisposizione per lavatrice in modo da poter decidere per ogni bagno in base all'uso se trasformarlo in bagno e/o lavanderia;
- la cucina ed il salone per esigenze di spazio potranno essere un unico ambiente, oppure con un separè in modo da non far vedere il piano cottura dal salone e possibilmente per non far diffondere gli odori/vapori della cucina anche nel salone; la cucina dovrà avere un areatore che conduce i vapori verso l'esterno dell'appartamento
- il salone deve avere divano, televisione, tavolo allungabile con sedie per 4/5 fisse e con allungamento in caso di ospiti anche per circa 7/8 persone, dispensa e/o parete attrezzata, predisposizione per piccolo caminetto, appendiabiti, illuminazione a LED RGB per creare all'occorrenza un ambiente rilassante, o per sincronizzarlo con la TV, impianto stereo o giochi; le dimensioni del salone/cucina dovranno essere più ampie possibili con lo spazio rimanente;
- se possibile, compatibilmente con i piccoli spazi, inserire un piccolo ripostiglio per le dispense e/o altri oggetti di casa;
- le porte interne (bussole) possibilmente dovranno essere a scrigno in modo da recuperare spazio;
- il riscaldamento sarà a pavimento, quindi verrà tolto il vecchio pavimento e riposizionato il nuovo pavimento;
- possibilmente (compatibilmente con la sicurezza e la fattibilità tecnica) dovrà prima essere creato un unico ambiente con pavimentazione unica e poi dovranno essere posizionate le pareti divisorie delle stanze, questo per permettere in futuro eventuali modifiche divisorie senza alterare la pavimentazione;
- l'ingresso nei due appartamenti dovrà avvenire possibilmente dal giardino mediante una scala;
- predisposizione per condizionatori nelle due camere da letto e salone/cucina;
- predisposizione per lampadari ma illuminazione a LED colore luce naturale, completamente senza lampadari (sono difficili da pulire);
- i colori delle pareti dovranno essere di un colore chiaro, quindi tonalità diverse dal bianco ma molto simili al bianco e rilassanti;
- i colori del pavimento unico per tutta la casa dovrà essere chiaro e luminoso, di materiale molto resistente;
- il giardino, comune ad entrambi gli appartamenti, dovrà avere un barbecue, luci a LED RGB per un effetto ottico suggestivo ma non eccessivo, le fontane con illuminazione a LED RGB, il gazebo presente verrà sostituito e posizionato anche diversamente dove verrà installato un impianto fotovoltaico;
- Se possibile dare un parere indicativo dei costi delle modifiche all'immobile e non dell'arredamento;
- al piano sottostante c'è un garage dove possono passare tubi di acqua e scarico WC, per cui c'è ampia possibilità di poter installare il WC e la cucina ovunque;
- c'è una predisposizione esterna del barbecue che si collega alla canna fumaria del caminetto, e chiudendo il balcone come unico ambiente dell'appartamento, si dovrebbe spostare più all'esterno;
- in corrispondenza della predisposizione del barbecue c'è la canna fumaria dove c'è collegato il caminetto, e se c'è spazio si potrebbero creare 2 caminetti piccoli in entrambi gli appartamenti;
- nella planimetria che ho creato io nella quale si devono creare tutti gli ambienti interni, ci sono due ingressi che non necessariamente devono essere in quel preciso punto, ma si lascia libero arbitrio al professionista di decidere ciò che crede più opportuno;

- the kitchen and the living room, due to space requirements, can be a single room, or with a separè so as not to show the hob from the living room and possibly so as not to spread the smells / vapors of the kitchen also in the living room; the kitchen must have an aerator which leads the vapors to the outside of the apartment
- the living room must have a sofa, television, extendable table with chairs for 4/5 fixed and with extension in case of guests also for about 7/8 people, pantry and / or equipped wall, predisposition for a small fireplace, coat hanger, LED lighting RGB to create a relaxing environment if necessary, or to synchronize it with the TV, stereo system or games; the dimensions of the living room / kitchen should be as large as possible with the remaining space;
- if possible, compatibly with small spaces, insert a small closet for pantries and / or other household items;
- the internal doors (compasses) should possibly be casket in order to save space;
- the heating will be underfloor, then the old floor will be removed and the new floor will be repositioned;

- the entrance to the two apartments must possibly take place from the garden via a staircase;

- the colors of the walls must be of a light color, therefore shades different from white but very similar to white and relaxing;
- the colors of the single floor for the whole house must be clear and bright, of very resistant material;
- the garden, common to both apartments, must have a barbecue, RGB LED lights for a suggestive but not excessive optical effect, fountains with RGB LED lighting, the present gazebo will be replaced and positioned differently where a system will be installed photovoltaic.

- demolición de muros internos, con cierre del balcón y patio hacia el sur para la creación de un único ambiente interior habitable que luego se dividirá en dos departamentos con entradas independientes desde el jardín;
- SE DEBE ELIMINAR EL ACCESO A LA ESCALERA DIVIDIDA QUE PERMITE EL ACCESO AL GARAJE, TAMBIÉN HE PUBLICADO LA PLANIMETRÍA DEL GARAJE EN EL SUELO INFERIOR PARA PODER ENCONTRAR POSIBLEMENTE LOS PILARES, PERO HE CONTACTO AL TÉCNICO PARA QUE HAGA MÁS PRECISIÓN;
- Cada uno de los dos apartamentos debe estar compuesto de la siguiente manera:
  - dos dormitorios (dimensiones iguales posiblemente como mínimo de unos 16 metros cuadrados), con luces LED RGB para crear un ambiente relajante y confortable;
  - cada dormitorio debe tener un baño adjunto (dimensiones mínimas posibles de unos 3,7 metros cuadrados)

  - cada baño debe tener inodoro, bidé, lavabo, aireador, sobre todo si el baño no tiene apertura hacia el exterior, una ducha con preparación de sauna e iluminación LED RGB para cromoterapia en la ducha / sauna, predisposición para una lavadora para que usted pueda decidir por cada baño según uso si transformarlo en baño y / o lavadero;
