Project Overview and Proposal
Initial Considerations:
The first key consideration for this project is that it will be rented under a Bed & Breakfast (B&B) model. The second essential factor is the client’s explicit request to optimize the budget as much as possible.
Based on these considerations, we propose two design options:
Option 1: Traditional Layout
The goal of this approach is to create a spacious area accommodating two bedrooms, each with the capacity for two guests, plus an additional optional third guest. This layout includes a shared common area and a shared bathroom.
In this proposal, priority is given to maximizing the private rental space—the bedrooms—while minimizing the common areas, such as the kitchen and living room. The reasoning behind this decision is that guests in a B&B rental typically value the privacy of their sleeping quarters for personal activities over larger shared spaces.
Option 2: Independent Studios
This alternative goes a step further, potentially involving a higher upfront cost, but offering significantly greater rental potential. The design proposes two independent studio units, each equipped with:
A private kitchenette
A private bathroom
A combined living and sleeping area
This layout provides the same amenities as the first option but with complete independence for each rental unit.
Key Technical Details:
Adding a second bathroom is the most significant additional cost. However, it is feasible due to the layout. A 15 to 17 cm (6-7 inch) raised floor will allow for plumbing installation, leveraging the existing drainage system.
The advantage of this configuration is a clear increase in rental value, as renting a private studio with its own bathroom, kitchenette, and living area commands higher rates compared to a shared setup.
Cost Analysis
Bathrooms:
The inclusion of a second bathroom entails the installation of two toilets, two bidets, two shower screens, and two sinks, along with their respective plumbing systems.
Kitchenettes:
The cost of two compact kitchenettes is comparable to that of a single larger, angled kitchen. For example:
Two 2-burner cooktops cost the same as one 3-burner unit.
Two small refrigerators cost the same as one larger unit.
Furnishings:
Beds, chairs, and tables are similar in cost to those in Option 1. However, the second option eliminates the need for a 6-seat dining table and a shared TV for the common area, further balancing the budget.
Electrical and Lighting:
Since this is a rental property, the electrical and lighting systems are designed to be simple, cost-effective, and require minimal maintenance, with only essential fixtures included.
Equipment and Materials
The project’s furniture and fittings are primarily sourced from IKEA. Detailed links to each product are provided in the project documents for reference.
