a functional apartment in a 19th century building

il mio appartamento in uno stabile dell'800, in pieno centro storico, con i vincoli urbanistici e strutturali che ne derivano. attualmente ho due camere da letto 1 bagno un soggiorno con angolo cucina , una stanza centrale che non ha nessuna funzione specifica e sembra tanto sprecata. gli ambienti sono comunque molto ampi. siamo al 1 piano (di due) rispetto all'ingresso. abbiamo realizzato degli adattamenti riducendo al minimo di toccare la struttura (tutti muri portanti molto spessi (materiale misto blocchi di tufo, pietra e malta o cemento) che sarebbe troppo dispendioso. vorrei più funzionalità , sfruttando al massimo gli spazi: sfruttare la stanza centrale, una cucina a se stante, se possibile un piccolo secondo servizio. con il minimo impegno di spesa . adoro la luce . purtroppo però il soggiorno è nella zona meno soleggiata (abbiamo costruzioni alte da quel lato) , mentre le due camere hanno una ottima esposizione ad est e vista libera.
avremmo altre due camere al piano terra che costituiscono un miniappartamento ma sono collegate solo dalla scala comune.
molti degli arredi sono antichi , da lasciare e valorizzare

apartment in a 19th century building, in the historic center, with the urban and structural constraints that derive from it. I currently have two bedrooms 1 bathroom a living room with kitchenette, a central room that has no specific function and seems so wasted. the rooms are however very large. we are on the 1st floor (of two) with respect to the entrance. we made adaptations by minimizing touching the structure (all very thick load-bearing walls (mixed material blocks of tuff, stone and mortar or concrete) which would be too expensive. I would like more functionality, making the most of the spaces: take advantage of the central room, a kitchen in its own right, if possible a small second service. with minimal expenditure. i love the light. unfortunately the living room is in the least sunny area (we have tall buildings on that side), while the two bedrooms have an excellent exposure to the east and unobstructed view.
we would have two other rooms on the ground floor which constitute a mini-apartment but are connected only by the common staircase. many of the furnishings are antique, to be left and enhanced

Mi apartamento en un edificio del siglo XIX, en el centro histórico, con las limitaciones urbanas y estructurales que se derivan de él. Actualmente tengo dos dormitorios 1 baño, una sala de estar con cocina americana, una habitación central que no tiene una función específica y parece desperdiciada. Sin embargo, las habitaciones son muy grandes. Estamos en el 1er piso (de dos) con respecto a la entrada. Hemos realizado adaptaciones minimizando el contacto con la estructura (todos los muros de carga muy gruesos (bloques de material mixto de toba, piedra y mortero u hormigón) que serían demasiado caros. Quisiera más funcionalidad, aprovechando al máximo los espacios: aprovechar la sala central, una cocina por derecho propio, si es posible un pequeño segundo servicio. Con el compromiso de gastos mínimos. Amo la luz desafortunadamente, la sala de estar está en la zona menos soleada (tenemos edificios altos en ese lado), mientras que las dos habitaciones tienen una excelente exposición al este y vistas despejadas.

Tendríamos otras dos habitaciones en la planta baja que constituyen un mini-apartamento pero están conectadas solo por una escalera común.

Muchos de los muebles son antiguos, para dejar y valorizar.
