OUR SPANISH RETREAT 13 Mansour Cir, Newnan, GA, 30263 ≈2,200 SF U/H Shaped House with Courtyard and Creek
I. PROJECT OVERVIEW
Description: A unique, H-shaped 2200 square foot residence with an inner courtyard as the focal point, situated adjacent to a creek.
Objective: Optimize the layout, maximize natural light, and create a seamless indoor-outdoor connection with the courtyard and the surrounding landscape, emphasizing views toward the courtyard and private wooded area.
II. INSPIRATION AND WHAT WE KNOW WE ARE LOOKING FOR
This house is the primary inspiration primarily for the interior, although we like the exterior as well. This interior is modern, but pays homage to the style.

Interior: We assume open beams in the living area. Flat ceilings in most other spaces.
Exterior: We assume white stucco or EIFS and a Spanish tile roof. Color of Spanish tile roof – we need help.
Black windows: with or without grids.
Living area needs a fireplace with approximately 50" TV above it.
Front Door: Gas lanterns on each side of front door. Wood front door with some type of porch overhang.
No arches.
All building construction must be built at a minimum elevation of 918’ elevation.
The attached CAD File must be used for correct existing elevations.
The locations of the surrounding properties should be taken into account for views.
We need a drive down to the garage. 3 car garage (36x20 is confirmed large enough).
We need a drive on the house side for guests to park and go to the front door.
Google Streetview - This is accurately what it looks like now. It is a vacant lot. We will try to keep most of the trees where we can.

We have a LOT of open woods behind us. We want to maximize the view to the woods and minimize the view of the neighbors around us. We want to feel private.
III. OBJECTIVES
Maximize Indoor-Outdoor Flow
Emphasize a fluid connection between indoor spaces and the inner courtyard, as well as views to the woods behind us.
IV. KEY AREAS
Living Room & Dining Area
Open-plan design facing the creek and courtyard.
Include comfortable seating and seamless indoor-outdoor transition.
Master Bedroom
We are only one couple living here now. There is not a huge need for privacy between the living areas and the main bedroom.
VI. STYLE PREFERENCES
Blend of modern and Spanish (Hacienda) style ranch.
Thick exterior walls along the courtyard in the living area and along the frontage.
Emphasis on simple, clean lines, natural materials, and integration with the surrounding landscape.
Maybe a feature window on the front of the house in the office or similar.
Living room to courtyard feature opening (large doors, highlighted area, etc.).
We are on a budget. We need to spend that budget on the structure first.
We do not want or need the best name brand windows and doors. We want good, but we will not pay for Anderson Windows.
We do not want or need the best name brand lighting. We want interesting, but we can change these later. If we blow out budget on lighting, we will not be able to afford a tile roof or open ceilings.
