Dear Client,

After analyzing the space in detail and the way most students live during their studies and general rules for renovating and profit of rental flats in long term, here are some aspects of the proposed project:
1- The rooms are planned to be approximately equal in volume so the spirit of being equal will not be gone between the tenants.
2- The bigger room on the bottom right have used the maximum of that space since living room must not be included in the apartment.
As shown in the plans this room can be -half separated by wardrobes (beds are hidden from each other. desks use the daylight.). -Half separated partly by a shorter wall (H:220 cm) than the other walls and partly by a shelf (H:220 cm). -Fully separated by a shorter wall (H:220 cm) and on top of it windows are placed (H:220 cm to 295 cm) to let the sun into the other room and also provide the full privacy.
In case of partial separation younger students or two close friends can live peacefully next to each other.
3- As for the comfort all the dimensions in all rooms are based on standards and no required space dimension is sacrificed for any reason.
4- The general rule for the color scheme of the rental flats is to not make it too personalized for a certain taste. The choice of colors like Blue, Red, Yellow, most shades of green, Orange, etc ... will bring down the rate of people who are willing to rent the rooms; Instead colors like all shades of Beige (ultimate best for its bright color which makes the room looks bigger and the soothing effect on human mind) and the shades close to the other colors presented in the 'color Scheme' page can be used as the wall paint or as for blankets and other decorative items in the room.
5- It is also recommended to use darker colors (not so white) for blankets and bed cloth , shelves, tables, etc... as stains and scratches which frequently happen in student flats can looks less strong on darker colors and in long term the replacing of these items for a new tenant will be less urgent and ultimately economical.
6- The lamps and other furniture may be chosen from minimal and elegant but inexpensive items so it will be easier for students to replace them in case of any unintentional damage.
