The option we adopt is 4 mini apart on the 1st floor and 2 on the second.
The issue of access was resolved by creating a 1.20 m corridor-circulation within the Katia apartment, which obviously reduces the surface area but seems to us to be the best option since the stairs remain as they are, even so, the Katia apartments continue to have larger surface area than Luigi's.
We want to make it clear that the final measurements will be those that are verified on site, since the material on which we work has differences between them.
We suggest that 3 semicircular arcades of 1 m wide by 2.10 m. high be built on the current wall. With a tempered glass railing and convenient LED lighting, it will provide a very important detail at first sight, according to the style of the building.
Another issue to mention is the windows, in the photos you can see some boarded up that should be recovered and the project requires two to be boarded up.
Specifically regarding this carpentry, although the restoration would maintain the historical value, we assume it is much more honorable than its exchange for new windows of the same size and shape that would allow double or triple glazing, which is extremely important from an energy point of view.
Throughout the development of the contest at no time was the question or mention of floors, as we assume they will be completely replaced, we suggest a good Chevron locked oak parquet, keeping with the style of the building.
Regarding your concern about the lack of natural lighting in the apartments on the 2nd floor, the only thing we see as viable is to add a window to the balconies. We believe (from what can be seen in the photos) that due to the way the slab is built it would be very difficult to put Velux windows on the roof, which would obviously be a good solution to the problem.
Hope you like. thank you
