Thank you for posting the project.
I’ve redesigned the space you wanted making it very comfortable and modern. In the same time, I have minimized structural changes in the building without losing the comfort. Also I want to admit that your house is quite enough lighted (the ration between floor area and window areas, which is a main factor of lighting is about 1:8, which is absolutely perfect) which means that any extra windows are not needed at all. So design is convenient and not pricey.

My design is adjusted to the 25000 €. It is equipped with Ikea furniture. If you decide to use budget of 35000€ or 45000€, everything you need is just chose more luxury brand of furniture, floorings or bathroom fixtures. To make it convenient for you, I’ve attached several tables in the “floor plan.dwg” file with all the essential information about the furniture, floorings and bathroom fixtures I have chosen. Besides there is a list of furniture you need if you are aiming at bigger budget. And as an extra there is volume of such works like demolition, reconstruction, plastering, floorings and more to make the process of construction as easy as possible. In my design you can clearly see the concept, stylistics, certain furniture units and their sizes so you can choose more luxury ones with ease. Ultimately, you will get a professional design which will perfectly match to your tastes)

Ground floor was designed almost without changes. One change which was made is hiding the staircase which leads to the mezzanine floor. Also, the entrance was made from an existing window. Whereas, the mezzanine floor was redesigned to fit two apartments. Adding other stairs to get access to the area with higher floor was necessary because of structure of the building. In other case, making two separate apartments would be impossible. In my design there are two separate entrances to the apartments without changing the exterior of the building. These two apartments have nearly the same area including the attic floor which belongs to one of the apartments. Everything was done in the minimalistic and modern style, exactly as you wished.
