il progetto di ristrutturazione per il Suo appartamento è stato elaborato nel rispetto delle esigenze da Lei espresse. La presente proposta progettuale si pone quindi come obiettivo di dedicare una parte dell’appartamento alla realizzazione di un piccolo b&b sfruttando la possibilità di un secondo ingresso già esistente.
Gli spazi sono stati studiati per essere suddivisi in maniera ottimale in un’area da dedicare al suo alloggio ed in un’area per il b&b. La trasformazione interna ha comportato il totale abbattimento dei tramezzi esistenti.
Il suo alloggio è stato suddiviso in una zona giorno ed una zona notte ottenendo così un notevole miglioramento della distribuzione degli ambienti.
Per la zona giorno, rispettando le tonalità cromatiche da Lei suggerite, si è previsto di unificare i due ambienti che godono della splendida vista mare in un unico living.
L’ingresso prevede un armadio-cappottiera caratterizzata in parte da uno specchio a tutt’altezza per amplificare la luminosità dello stesso. Dall’ingresso si dirama il living, la cucina ed un disimpegno da cui si accede alla zona notte.
Il living contiene più angoli conversazione (come da Lei richiesto), un divano da cui si può guardare la tv ma anche godere della vista del mare, un tavolo allungabile, una scrivania con alle spalle una libreria ed una poltrona per piacevoli letture. Da tutti questi elementi è possibile godere della vista mare. L’ambiente è impreziosito da una boiserie con alcuni elementi a specchio per riflettere la vista del mare, come da Lei suggerito.
La cucina prevede un elemento di porta ferro-vetro che favorisce una maggiore distribuzione della luminosità ed anche la possibilità della vista mare. L’arredo è stato pensato per ottenere il maggior contenimento possibile con piani di appoggio comodi ed un piccolo tavolo tondo che, se preferisce, può essere sostituito da uno snack appoggiato al muro con sgabelli.
La zona giorno infine prevede un bagno ospiti con all’interno un’armadiatura-ripostiglio che contiene lavatrice ed eventualmente asciugatrice posta a colonna oppure una lavasciuga. Se preferisce si potrebbe pensare l’accesso all’armadiatura-ripostiglio dal disimpegno affianco alla cucina.
Dalla zona giorno, attraverso una porta, si accede alla zona notte che prevede un disimpegno, una camera da letto con tv, una cabina armadio con una parete a specchio, un piccolo ripostiglio ed un bagno con doppio lavabo, sanitari e doccia con sedile. Anche la zona notte prevede l’utilizzo di boiserie nel rispetto dello stile classico ed elegante di tutto l’appartamento.
Dal disimpegno della zona notte si accede all’area del b&b attraverso un ulteriore disimpegno che fa da filtro tra le due aree in modo da garantire una maggiore privacy. Questo disimpegno prevede inoltre un’armadiatura-ripostiglio molto utile a contenere tutto ciò che occorre alla gestione del b&b (lenzuola, coperte, asciugamani, prodotti per la pulizia ed eventualmente, se lo gradisce, una lavasciuga per la biancheria del b&b).
La camera del b&b prevede una piccola zona ingresso con due poltrone, un armadio, un comodo letto matrimoniale, una tv ed un bagno con doppio lavabo, sanitari e doccia con sedile. Anche per il b&b l’uso della boiserie alle pareti con alcuni elementi a specchio conferisce all’ambiente maggiore luminosità ed uno stile classico ed elegante.
Per aiutare la visualizzazione del progetto si è provveduto alla creazione di alcuni rendering. La sequenza dei rendering parte dall’ingresso principale dell’appartamento e si procede con le viste del living, della cucina, del disimpegno, del bagno ospiti, del disimpegno della zona notte, della camera da letto, della cabina armadio, del bagno, del disimpegno del b&b, della camera b&b, del bagno del b&b.

Dear Customer,
the renovation project for your apartment has been developed in compliance with the needs expressed by you. This project proposal therefore aims to dedicate a part of the apartment to the creation of a small b&b by exploiting the possibility of a second, already existing entrance.
The spaces have been designed to be optimally divided into an area to be dedicated to your accommodation and an area for the b&b. The internal transformation involved the total demolition of the existing partitions.
His accommodation has been divided into a living area and a sleeping area, thus obtaining a significant improvement in the distribution of the rooms.
For the living area, respecting the chromatic shades you suggested, it was planned to unify the two environments that enjoy the splendid sea view in a single living room.
The entrance has an overcoat characterized in part by a full-height mirror to amplify its brightness. From the entrance the living room, the kitchen and a hallway branch off which leads to the sleeping area.
The living room contains several conversation corners (as requested by you), a sofa from which you can watch TV but also enjoy the view of the sea, an extendable table, a desk with a bookcase behind it and an armchair for pleasant reading. From all these elements it is possible to enjoy the sea view. The environment is embellished with a boiserie with some mirror elements to reflect the view of the sea, as you suggested.
The kitchen features an iron-glass door element which favors a greater distribution of light and also the possibility of a sea view. The furniture has been designed to obtain the greatest possible containment with comfortable support surfaces and a small round table which, if preferred, can be replaced by a snack leaning against the wall with stools.
Finally, the living area includes a guest bathroom with a wardrobe-closet inside which contains a washing machine and possibly a dryer placed on a column or a washer-dryer. If you prefer, you could think of accessing the wardrobe-storage room from the hallway next to the kitchen.
From the living area, a door leads to the sleeping area which includes a hallway, a bedroom with TV, a walk-in closet, a small closet and a bathroom with double sink, toilet fixtures and shower with seat. The sleeping area also provides for the use of boiserie in respect of the classic and elegant style of the whole apartment.
The b&b area is accessed from the hallway of the sleeping area through a further hallway which acts as a filter between the two areas in order to ensure greater privacy. This hallway also includes a very useful closet-storage room to contain everything needed to manage the b&b (sheets, blankets, towels, cleaning products and possibly, if you like, a washer-dryer for the b&b's laundry).
The b&b room features a small entrance area with two armchairs, a wardrobe, a comfortable double bed, a TV and a bathroom with double sink, bathroom fixtures and shower with seat. Also for the b&b, the use of boiserie on the walls with some mirrored elements gives the environment more brightness and a classic and elegant style.
To help visualize the project, some renderings have been created. The sequence of renderings starts from the main entrance of the apartment and proceeds with views of the living room, the kitchen, the hallway, the guest bathroom, the hallway of the sleeping area, the bedroom, the walk-in closet, the bathroom, the hallway of the b&b, the b&b room, the bathroom of the b&b.
