Smart villa from 70's

The project of renovation develops around the idea of a smart home keeping the warmth of a villa from 70's integrating smart systems and combining contemporary design with natural materials.
Architecture
In respect of a layout small adjustments are made mostly in the basement transforming it to a space for relaxation and a few minor adjustments on the main floor opening up a day area into one unique space.
T is proposed to change porcg pillars with new steel columns which will give more cobtemporary look ti the volla. Pool (or jakuzzi) connected to the porch and outside kitchen with barbecue a few steps liwer becoms a place to relax and enjog with friends.
New stairs are planned at the back of the garage connected to existing garden stairs.
Measures sgains radon
Firstly it is advised to test a house on a radon presence and accordingly take measures to neutralize it. Best way is sealing the foundations and all the piping, applying epoxy coat to all the basement floors, as well as sealing a concrete slab so the moving of the radon up to the ground floor is prevented. If present on the main floor, good results can be achieved with wall coverings such as wallpapers but most importantly good air conditioning.
Installations
The design proposes changing of all floor coverings and installation of underfloor heating system implementing Thermodynamic solar system which joins two incomplete technologies, the heat pump and the solar thermal collector, providing domestic hot water, central heating and pool water heating.
It is important to check the capacity of the plumbing and adjust it to fit the adopted system.
According to your wish it is proposed to unify the entire house into complete system controllable via iPad. The Loxone Company (https://www.loxone.com/itit/) offers a mini server that connects all your household functions and runs them all from one Smart Phone App. Everything from light controls, automatic blind timers, security alarms and cameras, fire alarms/smoke detectors. It can connect a magnitude of different devices. There is also a controller that can turn a Sauna on/off and control the heating and humidity of the room from your app.
A large positive of Loxone is that they have developed what they call the ‘Loxone Tree’ and it is a new way of wiring the System. It saves up to 80% of wiring that most other systems use. It connects the devices on a room-to-room basis and not by device. For example, instead of having a wire that goes from the main server to one light in a room and then to the next light in a different room and so on until every light has been wired. It just has a wire that goes to one room, then connects to the light, the heating, the alarms, the switches etc. it doesn’t matter if they are not the same device.
