Dear Client,

thank you for the opportunity to work on your new home, it's been a pleasure.

I'm going to walk you through the proposal very briefly since most of the spaces are visible in the renders and if you have any further questions feel free to ask regardless of whether you decide to choose the project.

The space is divided into two apartments according to your inputs regarding floor area for both and they are marked as Apartments A & B (A being your apartment and B being the rental).

The points of entrance have changed for both apartments to achieve better spatial qualities in the apartments; get better use of the space in apartment B and avoid entering directly into the lounge in the case of both apartment A and Apartment B.

Apartment A

In the brief and through conversations with designers on the message board you've expressed your needs for this apartment and my aim was to give you the best possible use of the space while respecting your needs and wishes.
The disposition of functions has stayed very similar to the existing but the two zones of the apartment (living area and private sleeping area) are now visually divided with a built-in piece being the kitchen.

As you enter the apartment, you walk into a small corridor with a built-in wardrobe and from it into the living area. The living area consists of the lounge, kitchen, and dining space.
The lounge is now placed towards the windows to get some natural light as you expressed that there is a lack of and dining towards the inside of the room. The kitchen is a divider between the living area and sleeping area and is designed as a seamless piece. The doors into the other rooms and spaces are "hidden" and represented as the kitchen elements. The kitchen itself is fully equipped and custom designed using MDF, wood (or also MDF with a wood pattern), and travertine for the backsplash.
the dining area came host 6-8 people and can be rotated into the lounge to give a more spacious feeling if you're hosting a dinner party or similar.
The lounge consists of an L-shaped sofa and lounge chair placed by the windows and a built-in shelving unit with tv and both open and closed storage. The side towards the window is kept as open shelves not to block any natural light and the shelves towards the entrance are enclosed to give you extra storage.
Bedroom 1 has direct access from the living area through one of the "kitchen doors". It's furnished with a 140x200 cm bed with bedside table, built-in wardrobe with a small desk that can serve either as a small workstation or vanity. Bathroom 1 that belongs to bedroom 1 is equipped with a large walk-in shower, sink, toilet, and bidet with a storage unit above.

The materials used in the bathrooms are a combination of travertine, stone tiles, and black concrete (this is all very flexible for you to decide later but the aim was to use the materials you stated as affordable and use as much furniture that is also easy to make, even though it's custom made).

The opposite side of the kitchen has another hidden door that leads into a small corridor from which you have direct access to the laundry that is neatly packed into a "wardrobe" with sliding doors. The laundry fits a stacked washer and dryer and sink with storage space bellow and above (or it can be arranged with a washer and dryer next to each other with storage above).
Further down the small corridor, there is a small toilet for daily use with only a toilet and sink.
and at last, there is bedroom 2 being the master bedroom also with an en-suite bathroom. The bedroom is furnished with a king-size bed bedside table and built-in wardrobes. (The arrangement in this room is very flexible since it's a larger room and therefore is not shown in the renders, but the bathroom 2 that belongs to it is)
Bathroom 2 is very similar to bathroom 1 both regarding furnishings and materials and style. These two bathrooms are designed in a darker tone as they are a part of the sleeping area and give you a more relaxed atmosphere while the toilet for daily use is lighter and brighter.

Apartment B

The rental apartment is small but very functional and despite the limited area is arranged in a way to maximize the use of space and give all living functions equal attention.
As you enter the apartment there is a bathroom on the right with wardrobes (similarly like in Apartment A: for coats, shoes, cleaning supplies, etc.)
The bathroom has a walk-in shower, sink, and toilet (a washing machine can be arranged in the area of the sink if needed).
on the left side of the corridor is the entrance into the bedroom. The bedroom is furnished with a 140x200 cm bed with a "nightstand" as a shelf by the bed. The bed is fitted into the width of the room lengthwise so the size of the bed can be larger than 140 cm if preferred.
the largest room in apartment B is the living area constipating of a lounge, kitchen, and a small dining area.
The kitchen is small but functional, equipped with a fridge, sink, hob with two cooktops to give you more bench space and allow for a small dishwasher by the fridge, and a bar with a built-in oven.
The bar can be designed as a table if preferred (even with 4 seats if needed). In the renders, it is presented as a tall bar element to give a stronger division between the kitchen and lounge.
The lounge is furnished with a sofa, coffee table, and low cabinet with tv and open shelves above.
