you has such a nice place i tried to give you many suggestions to get the best out of your space
so i deliver to you 3 ideas :
1- since the place seem to be a bit old i wanted to make some changes that give you a new look that you can could like with the least construction possible so i kept the fire place you just change the finish and add the tv above it it is in the center of the living so having a sitting area in front of it and this give you a dividing point so going to the dinning and the other side a relaxing area that has two chairs and a coffee table you can add a book shelve under the window and a tree or a green corner to have a refreshing feel to the space
then the wc i added a bathtub and some changes to have the shower area
and for the kitchen i choose to give it a wide space and add the island since you want an industrial look you can use a concrete counter top ,i also made the door near the dinning so you can reach easily.
2- the second idea i removed the fire place since you said it is a possible change and the i removed every part related to it .this give some space for the sitting in the living area and for i tv i added a wood strips divider and hanged the tv on it, this will divide the space between living and dinning but not completely and for the fire place it is in the dining area ,for that i made the kitchen door in the lobby to the bathroom and removed the arch so you feel it is one room
for the bathroom i removed the bathtub in this idea and only kept the shower area
3 - for this idea i tried to make the living area so spacious that's why i changed the dining area and moved it beside the kitchen divided by a glass door to give you the closed kitchen idea but feel the extend for the space and not feel that it is cramped
- for this idea i tried different furniture so one rectangular section sofa and the other one curvy sofa
