Parola chiave del progetto è la flessibilità degli spazi, per meglio accordarsi al mutamento di esigenze della proprietà.
Innanzi tutto è stato fondamentale gestire i percorsi tra spazi pubblici e privati, così da garantire la necessaria privacy ai proprietari dell'immobile, la cui abitazione occuperà tutto il piano superiore. All'ultimo livello è possibile infatti accedere o dal nuovo blocco ascensore, che viene collocato a ridosso della facciata prospiciente il giardino e in comune con i vari livelli, oppure con accesso esclusivo da via Vittorio Emanuele. Tutti gli altri alloggi, invece, hanno unicamente accesso dal giardino, principalmente dal terrazzo panoramico, ma anche dal blocco ascensore. L'ascensore, inoltre, conduce fino al piano seminterrato dove è stata ricavata l'autorimessa per il proprietario di casa. Qui l'accesso è esclusivo ma, a seconda delle necessità, potrebbe essere utilizzato anche ad esempio da ospiti portatori di handicap.
Il bed&breakfast viene articolato in 3 blocchi, che portano i nomi dei principali vitigini autoctoni. La particolarità dell'assetto distributivo è quella di garantire massima flessibilità di utilizzo: come camere separate, come mini residence o anche come mini appartamenti da affittare per periodi più lunghi.
Il blocco A - “Barolo” si trova ad una quota leggermente inferiore rispetto agli altri. Originariamente una scala collegava il livello inferiore con il terrapieno retrostante, dove erano collocate altre stanze. Le quote elevate della copertura hanno permesso la realizzazione di un soppalco che conducesse alle camere sopra il terrapieno. Al piano inferiore è stato quindi collocato l'ingresso che da sulla cucina e un piccolo servizio igienico; il livello superiore del soppalco ospita un angolo relax che, dotato di divano letto, si trasforma in due posti letto aggiuntivi ed indipendenti, poiché possono usufruire del bagno al livello inferiore. Dal soppalco si accede alla zona notte composta da ampia camera matrimoniale e bagno con antibagno e ripostiglio.
Il blocco B - “Roero” è quello più flessibile. E' composto al piano terra da un locale relax con cucina e, grazie ad un piccolo ampliamento a ridosso dell'ascensore, è stato possibile ricavare un soggiorno con divano letto collegato al primo locale. Questo bilocale risulta di per sé indipendente, ma grazie ad una scala può essere integrato al livello superiore, dove si trovano ben due camere da letto (una matrimoniale ed una singola) ed il bagno. Il trilocale superiore può essere reso indipendente grazie all'ingresso dal ballatoio mediante ascensore.
Nel blocco C - “Barbaresco” si propone la demolizione del solaio per creare un nuovo soppalco che sia a livello con la porzione verso la pubblica via. Così facendo si ottiene al piano terra una zona relax con cucina e divano letto, nonché servizi accessibili a disabili; al piano superiore una camera singola, un bagno e una camera matrimoniale con cabina armadio.
Come anticipato, l'appartamento del proprietario occupa l'ultimo livello. Il piano è reso più vivibile grazie all'eliminazione del soffitto, che lascia a vista la travatura del tetto e garantisce di avere altezze minime a norma di legge. L'accesso esclusivo avviene da via Vittorio Veneto e conduce ad un disimpegno al quale afferisce anche lo sbarco dal ballatoio (piccolo ampliamento) in prossimità dell'ascensore. La zona giorno è organizzata come open space, con la cucina collegata al soggiorno grazie alla demolizione di parte del muro portante (ipoteticamente possibile perché il peso da sostenere è solo quello della copertura, valutando anche l'inserimento di una putrella). La parete del living a confine con il vicino è organizzata con un grande libreria a giorno, dove è integrato un camino moderno. La zona giorno beneficia del terrazzo che si viene a creare con la rimozione della copertura sopra il blocco “C”. Il dislivello viene compensato con dei gradoni, in cui sono integrate fioriere. Il terrazzo è parzialmente inserito nella falda del tetto, ai fini di aumentarne la compatibilità paesaggistica. Completala zona giorno un bagno di servizio e uno studio, che per le dimensioni può essere utilizzato anche come camera singola. Attraverso un corridoio, con soffitto ribassato e nicchie in cui sono stati ricavati spazi utili come guardaroba, armadiature e un ripostiglio/lavanderia, si arriva alla zona notte. Qui trovano spazio la camera singola e la camera matrimoniale organizzata come suite, dotata di proprio bagno padronale e cabina armadio passante. Nella falda del tetto è stato ricavato un terrazzino ad uso esclusivo della camera padronale.
Oltre al terrazzo panoramico, numerosi sono gli spazi comuni, tutti in affaccio sul bel giardino. In particolare la casetta a valle viene utilizzata come sala colazioni: il leggero ampliamento del terrazzo ha permesso di collocare una rampa per superare il dislivello, rendendo accessibile la sala colazione anche a portatori di handicap. Il livello inferiore ospita la spa, organizzata con sauna, bagno turco, doccia emozionale e vasca idromassaggio, oltre ad una zona cocoon in diretto affaccio sulla piscina scoperta.
Vista la peculiarità paesaggistica e la necessità di garantire un corretto inserimento ambientale dell'intervento, si sono scelti materiali e geometrie tradizionali, ben visibili nel disegno delle finestre. Il nuovo ascensore sarà sì vetrato, ma foderato con una pelle forata in laterizio, che richiama l'orditura degli edifici rustici della zona.

The key word of the project is the flexibility of the spaces, to better match the changing needs of the property.
First of all, it was essential to manage the paths between public and private spaces, so as to guarantee the necessary privacy to the owners of the property, whose home will occupy the entire upper floor. On the top level it is possible to access either from the new lift block, which is placed close to the facade overlooking the garden and in common with the various levels, or with exclusive access from via Vittorio Emanuele. All the other accommodations, however, only have access from the garden, mainly from the panoramic terrace, but also from the lift block. The lift also leads to the basement where the garage for the home owner was built. Here the access is exclusive but, depending on the needs, it could also be used for example by disabled guests.
The bed & breakfast is divided into 3 blocks, which bear the names of the main native grape varieties. The peculiarity of the distribution structure is that of guaranteeing maximum flexibility of use: as separate rooms, as mini residences or even as mini apartments to rent for longer periods.
Block A - "Barolo" is located at a slightly lower altitude than the others. Originally a staircase connected the lower level with the rear embankment, where other rooms were located. The high portions of the roof allowed the construction of a mezzanine leading to the chambers above the embankment. On the lower floor, the entrance leading to the kitchen and a small toilet were placed; the upper level of the mezzanine hosts a relaxation corner which, equipped with a sofa bed, transforms into two additional and independent beds, since they can use the bathroom on the lower level. The mezzanine leads to the sleeping area consisting of a large double bedroom and bathroom with dressing room and closet.
Block B - "Roero" is the most flexible. It is composed on the ground floor of a relaxation room with kitchen and, thanks to a small extension close to the lift, it has been possible to obtain a living room with sofa bed connected to the first room. This two-room apartment is independent in itself, but thanks to a staircase it can be integrated on the upper level, where there are two bedrooms (one double and one single) and the bathroom. The upper three-room apartment can be made independent thanks to the entrance from the balcony by lift.



In block C - "Barbaresco" the demolition of the attic is proposed to create a new mezzanine that is level with the portion towards the public road. In this way, a relaxation area with kitchen and sofa bed, as well as disabled-accessible facilities, are obtained on the ground floor; upstairs a single bedroom, a bathroom and a double bedroom with wardrobe.
As anticipated, the owner's apartment occupies the top level. The top is made more livable thanks to the elimination of the ceiling, which leaves the roof beams exposed and guarantees that the minimum heights required by law are guaranteed. The exclusive access takes place from via Vittorio Veneto and leads to a hallway to which also the landing from the balcony (small extension) near the lift belongs. The living area is organized as an open space, with the kitchen connected to the living room thanks to the demolition of part of the load-bearing wall (hypothetically possible because the weight to be supported is only that of the roof, also considering the insertion of a beam). The living room wall bordering the neighbor is organized with a large open bookcase, where a modern fireplace is integrated. The living area benefits from the terrace which is created with the removal of the roof over block "C". The difference in height is compensated with steps, in which planters are integrated. The terrace is partially inserted in the pitch of the roof, in order to increase its landscape compatibility. Complete the living area a bathroom and a study, which for the size can also be used as a single room. Through a corridor, with a lowered ceiling and niches in which useful spaces have been created such as wardrobes, wardrobes and a closet / laundry room, you reach the sleeping area. Here are located the single bedroom and the double bedroom organized as a suite, with its own master bathroom and walk-in closet. A small terrace has been created in the roof pitch for the exclusive use of the master bedroom.
In addition to the panoramic terrace, there are numerous common areas, all overlooking the beautiful garden. In particular, the valley house is used as a breakfast room: the slight enlargement of the terrace has made it possible to place a ramp to overcome the difference in height, making the breakfast room accessible also to the disabled. The lower level houses the spa, organized with sauna, Turkish bath, emotional shower and whirlpool bath, as well as a cocoon area directly overlooking the outdoor swimming pool.
Given the peculiarity of the landscape and the need to ensure correct environmental insertion of the intervention, traditional materials and geometries were chosen, clearly visible in the design of the windows. The new lift will be glazed, but lined with a perforated brick skin, which recalls the warping of the rustic buildings in the area.
