The proposal are for a simple and very clean design, maximising the use of the space and providing a sense of openness in the social areas.

One key design element is that all bathrooms remain in the current locations but are extended to the desired sizes in order to make them more comfortable. Existing circulation areas are removed and put into rooms 01 and 02 which are now bigger. A private zone is created by means of a sliding door which separates rooms 01 and 02 and their bathrooms from the rest of the apartment.

A very ample and comfortable modern kitchen can be created adjacent to the terrace (as requested in the brief). The kitchen can be integrated with the living and dining room space by sliding doors which hide inside the wall. The central island is large enough to accommodate the hub and an eating space with stools.

A third bathroom is adjacent to the kitchen. This bathroom is linked to the social area and can be used by visitors and guest without having to go inside the private area. There is cabinet to install a dual washing machine and dryer (one on top of the other). Retractable hanging wires can be installed in the shower for drying clothes if needed. This allow to keep the laundry equipment (which can be noisy) outside the kitchen and hidden from view.

The living room and dining room are integrated in a single ample space to maximise the sense of space and light penetration. There are various sitting arrangements that can be achieved. When the kitchen doors are completely open, the space will feel very ample.

The third room is very comfortable and can be used as a bedroom (one child in room 02 and another in room 03) or can be used as a studio with a sofa bed to accommodate guests, (in this option both children stay in bedroom 02). Please see Option 1 and 2 drawings.

Room 04 is where the secondary entrance is, which as stated in the brief is used very often. For this reason, is not practical to think of this space as a "closed" room but as an open one. It is large enough to accommodate a small study or seating area. It is also a good place to have a wardrobe for things like jackets, umbrellas, shoes, etc which are often needed near the door.

There are also opportunities to incorporate a storage space (including smart house equipment) and bookshelves in the remaining space.

In general, we have tried to reduce circulation space and make the most of the available space.
