1.I have planned the layout with only one change existing wall and that is shifted the door b/t kitchen and terrace. And also made a attempt for loft but I guess height is only 1.3 M above and 2.m below the loft, so is up to you to whether on for loft or not.Also provided a laundry room in basement.
2. I want you to take off all the cladding(around fire place) and special around THE COLUMN.
3.also proposed a new metal staircase if in case its not in your budget than at least change the railing and flooring of the staircase.
4. also provided a concept for new fireplace just next to column if you are ready to demolition some floor part.
