L’idea progettuale nasce da un attento studio su quelli che saranno i percorsi sia interni che esterni in modo da risultare funzionali oltre ad offrire la privacy necessaria, per questo, utilizzando anche quelli esistenti, si sono ipotizzati sia degli accessi pedonali che carrabili indipendenti tra l’appartamento al primo piano e quelli del bed and breakfast e con possibilità di avere posti auto interni. Per quanto riguarda gli accessi interni, anche questi indipendenti, essi si distribuiscono a partire da un’ampia zona comune del b&b che da accesso alle quattro camere ciascuna delle quali collegata direttamente anche con l’esterno in modo da rendere possibile l’accesso anche dall’area comune esterna. Il nuovo bed and breakfast si compone quindi di spaziose aree comuni che dall’esterno ci conducono in uno spazio più riservato (si vedano i render) per poi giungere all’interno, qui trovano spazio tutte le funzioni necessarie per una struttura del genere come ad esempio la cucina ma anche locali ad uso ripostiglio e lavanderia per il cambio della biancheria, che si collocano in posizione centrale per poi accedere alle quattro camere ciascuna con bagno privato. Elementi caratteristici della costruzione originaria come gli archi o i dislivelli interni vengono valorizzati in modo da rimanere segni distintivi. Si propone anche un ulteriore spazio dehor per la colazione collocato in adiacenza al porticato e dotato di ampie vetrate su tutti e tre i lati in modo evidenziare il collegamento tra interno ed esterno. L’appartamento al piano primo risulta essere completamente indipendente e ciò nonostante utilizza la scala presente nello stato attuale, anche se in parte modificata, questa viene anche impiegata per un eventuale collegamento interno che si potrà magari rendere necessario in futuro tra il piano terra e il piano primo. L’appartamento al piano primo si compone di un ampio ingresso che ci conduce all’area giorno sviluppata in stile open space con totem tv centro stanza in modo da permettere anche un’eventuale partizione tramite due scorrevoli, questa ampia zona si distribuisce linearmente lungo il terrazzo in modo da godere della vista sul mare; per quanto riguarda la zona notte questa si compone di una camera e di un bagno; un ulteriore bagno, un comodo locale ripostiglio/studio e la terrazza ad uso solarium collocata sopra l’attuale ingresso completano l’appartamento. Si propone anche una seconda soluzione dove per il b&b trovano spazio tre suite tutte sempre indipendenti, questa soluzione è simile alla precedente ma con aree comuni interne più ampie e non prevede la realizzazione del dehor esterno poiché l’area colazioni trova spazio nell’attuale veranda chiusa che gode sempre di un’ottima vista sul giardino.

The design idea comes from a careful study of what will be the internal and external paths in order to be functional as well as offering the necessary privacy. the apartment on the first floor and those of the bed and breakfast and with the possibility of having internal parking spaces. As for the internal accesses, also independent, they are distributed starting from a large common area of the b&b which gives access to the four bedrooms, each of which is also directly connected to the outside so as to make access possible even from the external common area. The new bed and breakfast is therefore made up of spacious common areas which from the outside lead us into a more private space (see the renderings) and then come inside, here all the functions necessary for a structure of this kind find space such as example the kitchen but also rooms for storage and laundry for changing linen, which are located in a central position to then access the four bedrooms each with private bathroom. Characteristic elements of the original construction such as the arches or internal differences in level are enhanced so as to remain distinctive signs. An additional outdoor space for breakfast is also proposed, located adjacent to the portico and equipped with large windows on all three sides in order to highlight the connection between inside and outside. The apartment on the first floor appears to be completely independent and nevertheless uses the staircase present in its current state, even if partially modified, this is also used for a possible internal connection that may perhaps become necessary in the future between the ground floor and the first floor. The apartment on the first floor consists of a large entrance that leads us to the living area developed in an open space style with a TV totem in the center of the room so as to also allow for a possible partition using two sliding doors, this large area is distributed linearly along the terrace in order to enjoy the sea view; as regards the sleeping area, this consists of a bedroom and a bathroom; an additional bathroom, a comfortable storage room/study and the terrace used as a solarium located above the current entrance complete the apartment. A second solution is also proposed where for the b&b there are three suites, all always independent, this solution is similar to the previous one but with larger internal common areas and does not provide for the construction of the external dehor since the breakfast area is located in the current veranda closed which always enjoys an excellent view of the garden.
