This building, whose former destination was the office needs an inclusive total renovation of plant, internal and external fixtures and radical redistribution of spaces. So: ample room for imagination!
To learn about our tastes and our needs it is useful to tell you that the apartment where we live currently have:
a large entrance hall with cupboards
a double living room of 30 square meters,
two bedrooms (one double with ensuite bathroom and walk-in closet and a spacious room for two children),
a kitchen
a small study
another bathroom
a storage room
decommitments
closets in the mezzanine
We love the elegance combined with practicality, the white and the light but we would also like the touches of color, perhaps on a wall: our favorites are in shades of blue, turquoise and green. I would also like that the walls were, at times, covered with those facing “tone on tone” that furnish (fake clear bricks for example, but without falling into the country). We will opt for the floor for a resin concrete effect or to a porcelain ones that simulate the wooden slats of wooden floors (but not necessarily colored wood, because we also like the gray)
Finally we would like to use at least some of the furniture we already possess and, in particular, those of the living room and, if possible, the kitchen as well as a major port in engraved glass (l’Albero by Casali)

KITCHEN:
the kitchen is currently C shaped (I include photos) on the side where they lodge appliances is 60 cm deep and 435 long, continues at an angle only the lower part of the same depth and 197 cm long. Instead the shallower part and long was added later and is, x this removable, where deemed superfluous, without cutting the work plan. Reused, it could become, with some modifications, a peninsula.
The GLASSES DOOR is wide 180 cm and the chest is 90 (the two glass panes overlap disappears and the door throughout the one hand, in the only casket)
DESIRED:
In the new house we would obtain similar spaciousness and centrality of the living area. We would also obtain, in addition, two more double bedrooms, each with bathroom, to use as a bed and breakfast
If it were necessary, we could give to the study in favor of a conceptually separate study corner, or a loft-studio. We might as well give up the large hall, and the storage room provided in the overall distribution does however lack of closets, libraries and the like.
As for the kitchen (which should have space for a large refrigerator, or a refrigerator + separate icebox) would have them arranged in the vicinity of the hall, there might also like an island solution “overlooks” the lounge but we would prefer, in every case, it was possible to close it at least in part or to conceal it.
The new apartment with two entrances, spread throughout the first floor of the property and the center has the stairwell by the elevator. Therefore enjoys all 4 shows. We suggest, but not impose it as binding, that the two rooms to be used as b & b could mainly be placed along the sides of the north or the east (or north east corner), with a separate entrance from the apartment, being able to be developed, however, the ‘apartment to be used mainly to house, on the west and south sides, even with a better view, we would like to use the apartment to be allocated also to the balcony north dwelling, or at least in part, in common with the b & b.
The real “sorry” for us, this beautiful apartment, which is the reason why we have chosen to make use of cocontest, is the possible presence of two pillars at the points that we reported there, with the consequences which follow for as it regards the design choices. As you can see we have two cadastral plans, drawn up in the 80’s (No. 1) and other recent reports that the current division of space (No. 2). Since it would not seem cadastral but the walls at the points highlighted, (map No. 1a) are particularly thick. A lean x to the presence of the same is also the presence of two other pillars in the opposite position to the first.
That’s why, in order to avoid that, once work began, the project chosen not to be applicable in practice, WE ASK YOU TO MAKE TWO OPTIONS only for the affected area: one without the pillars and ESPECIALLY one that takes into account the presence of the same!
We would like to find practical solutions were not only beautiful, innovative and which lend themselves to a contemporary style, and they are exploited at full both the corridors and lobbies present today, that the height of mt 3.50 / 3.60.
As for the b & b I leave to the professionals who wish to participate even more ample space, it had no furniture, with the only limitation of the squaring of each room, which must not be, according to the regional regulations in force, less than sq.m 12 for the double. It is not strictly necessary that the bathrooms of the b & b are with window, it should however not be a problem as the appropriate number of windows it enjoys the property.
