L'affaccio con vista mare è quello che si è voluto privilegiare per entrambi le soluzioni presentate.
Due soluzioni possibili, che cercano di soddisfare le richieste del cliente, l'una che mira all'organicità e ad un maggiore respiro per tutti gli ambienti, l'altra che con qualche rinuncia privilegia la realizzazione delle quattro camere del B&B.
Soluzione A
Il progetto propone per il B&B tre camere di cui una tripla e due doppie nel pieno rispetto della normativa. Ciascuna camera è dotata, di un comodo bagno completo di tutti i sanitari e di tutti gli elementi di arredo necessari a renderla confortevole. L'ingresso dall'esterno è stato reso un po' più ampio per essere eventualmente attrezzato e lungo il percorso ha trovato posto anche un piccolo server, ad uso esclusivo delle camere.
La restante parte di circa110mq è destinata all'abitazione privata. Qui entrando, si è voluta privilegiare la vista mare, destinando l'area in continuità con l'ingresso alla zona giorno, dove in uno spazio molto ampio trovano posto cucina e living in cui è l'arredo a definire le diverse zone.
Poichè l'ingresso è anche zona accoglienza per gli ospiti del B&B, sfruttando il pilastro al centro, si è pensato di schermare parzialmente la vista, da un lato con un pannello scorrevole in vetro e dall'altro con un arredo libreria a tutta altezza, in parte bifacciale, elemento che lascia intravedere e filtrare la luce ma allo stesso tempo crea una piccola zona studio utile per l'accoglienza.
A destra dell'ingresso si sviluppano, lungo un corridoio zona notte e servizi. L'accesso è consentito da due porte scorrevoli a vetro, una in prossimità dell'ingresso e più vicina ai servizi, ed una più vicina alla zona giorno. Il percorso è stato pensato oltre che come distributore, come contenitore attrezzato con armadi a parete che arredano e contribuiscono ad utilizzare al meglio gli spazi. La zona notte comprende due camere, la camera patronale con affaccio fronte mare, comoda e dotata di cabina armadio, ed una più piccola destinata a letto/studio. I servizi per comodità di impianti almeno qui, sono stati collocati in prossimità di quelli esistenti, realizzando due bagni completi uno più ampio con vasca ed uno più piccolo con doccia, da entrambi è possibile accedere alla lavanderia.
Soluzione B
Qui come già detto, con qualche rinuncia, si è privilegiata la richiesta delle quattro camere per il B&B.
Le camere sono state realizzate ottimizzando l'uso degli ampi affacci esistenti e sebbene di dimensioni un po' ridotte, pur nel rispetto della normativa, ognuna di esse dispone all'interno di un servizio igienico completo di tutti i sanitari e della possibilità di essere attrezzata con tutti gli arredi richiesti allo svolgimento di questa attività.
La rimanente parte destinata ad abitazione occupa circa 100mq, la differenza rispetto alla soluzione A sta nell'avere ribaltato la disposizione delle zone giorno notte, l'una ha presa il posto dell'altra, potremmo dire che a secondo della preferenza le due soluzioni sono intercambiabili ovviamente con opportune modifiche.
L'ingresso, anche qui attrezzato come un piccolo angolo studio per l'accoglienza degli ospiti del B&B, diventa l'elemento distributore. A destra, separata semplicemente da una parete attrezzata bifacciale, si apre l'ampia cucina, collegata alla zona soggiorno pranzo a cui è stato dato il migliore affaccio, quello lato mare. Sempre di fronte all'ingresso un disimpegno dà accesso alla zona notte. Le due camere, con vista mare, sono una quella matrimoniale ampia e dotata di cabina armadio, e l'altra destinata a letto studio.
I servizi anche qui sono stati in parte mantenuti nella precedente posizione, con un filtro che li disimpegna dal resto della casa. Sono completi di tutti i sanitari uno con vasca e uno con doccia, ed è stata collocata anche una zona lavanderia.
In entrambe le soluzioni gli arredi e le finiture proposte sono visibili dalle immagini fornite e mirano a realizzare un ambiente caldo e confortevole.


The view overlooking the sea is what you wanted to favor for both the presented solutions.
Two possible solutions, which seek to meet the customer's demands, one that aims to be more organic and more breathable for all environments, the other that with some renunciation privileges the realization of the four B & B rooms.
Solution A
The project proposes to the B & B three rooms of which one triple and two double rooms in full compliance with the regulations. Each room is equipped with a comfortable bathroom complete with all the sanitary facilities and all the furniture needed to make it comfortable. The entrance from the outside has been made a little wider to be equipped and along the path has also found a small server for the exclusive use of the rooms.
The rest of about 110 sqm is for private use. Here, enthusiastic, the sea view was preferred to the area in continuity with the entrance to the living area, where in a very large space they find kitchen and living where the furniture is to define the different areas.
As the entrance is also a welcoming area for the B & B guests, taking advantage of the pillar in the center, it is thought to partially shield the view, on one side with a sliding glass pane and on the other with a full-height bookcase, in part two-faced, element that lets you glimpse and filter the light but at the same time creates a small study area useful for the reception.
To the right of the entrance are developed along a hallway sleeping area and amenities. Access is provided by two sliding glass doors, one near the entrance and closer to the facilities, and one closer to the living area. The route has been conceived as a distributor, as a container equipped with wall cabinets that furnish and contribute to the best use of spaces. The sleeping area includes two bedrooms, a patio overlooking the seafront, comfortable and fitted with walk-in wardrobes, and a smaller one for bed / study. The amenities for facilities at least here, were placed close to the existing ones, creating two full baths plus one with tub and one smaller with shower, both of them being accessible to the laundry room.
Solution B
As mentioned above, with some renunciation, the four B & B's request was privileged.
The rooms have been realized by optimizing the use of the wide-ranging facets and although small in size, while complying with the regulations, each one has a complete hygiene service of all sanitary facilities and the possibility of being equipped with all the furnishings required to carry out this activity.
The remaining part of the dwelling is about 100sqm, the difference with Solution A being overturned the layout of daytime areas, one has taken the place of the other, we might say that depending on the preference the two solutions are obviously interchangeable with appropriate modifications.
The entrance, also here equipped as a small study corner for the reception of the B & B guests, becomes the distributor element. On the right, separated simply by a two-sided wall, opens the large kitchen, connected to the dining area which has been best viewed, the sea side. Always in front of the entrance a hallway gives access to the sleeping area. The two bedrooms, with sea view, are a large double bedroom with walk-in wardrobe, and the other one is a studio bed.
The services here have also been partially maintained in the previous location, with a filter that disengages them from the rest of the house. They are complete with all one sanitary facilities with tub and one with shower, and there is also a laundry area.
In both solutions, the furnishings and finishes proposed are visible from the images provided and aim to create a warm and comfortable environment.
