The main concept for the start of developing of this project was firstly to maintain as many existing trees as possible and secondly to create 65 bungalows ranging in Luxury levels while respecting height rules. 3 Types of bungalows are proposed in this project. 30 Luxury Houses designed in only one story on the ground floor at approximately 72 square meters, 2 bedrooms of which, 1 is master bedroom, a kitchen and a living room. 26 Gold Luxury Houses designed in 2 stories that are adjacent developed and are located mostly at the north side of the site and occasionally among other Type-1 luxury bungalows, These have a parking built-in at ground level and have 3 bedrooms. The footprint is 55 sqm and the total area is 125 sqm. There are also 9 VIP Luxury Houses located at the southern part of the site plan, equipped with a jacuzzi and a more luxurious master bedroom and an additional leisure area at the second floor. The footprint of the VIP Luxury Houses is 90 square meters and the total area reaches almost 180 sqm. The locating process of these three types of bungalows is driven by optimization of the access roads in addition to keeping the minimum of 250 sqm property area for each house, along with the attempt to minimize the elimination or relocation of the existing trees. Other facilities such as a volleyball field, a basketball field, a bicycle route, a restaurant/suites/massage & spa/pool/bar/barbecue complex are also developed in the site plan.
