My project involves the maintenance of the only plank that currently separates the living and sleeping areas: it will continue to serve the same function while the rest of the organization is totally changed.
The living room in my proposal is a large area of nearly 40 square meters, which responds to all the welcome functions that you have requested: the kitchen (which stretches for almost 5 meters and could be integrated by extracable tables that increase worktops), the dining area (with a table which can be expandable to 12 placess), the living room (two comfortable sofas and two pouffs), the sleeping area for guests (with two sofa-bed and two pouff-bed you can get to host up to six people), the TV area (housed in a cabinet that can rotate and move, so that you can watch TV comfortably).
The living area finds its completion with the area of ​​the balcony that was equipped with flower boxes around the entire perimeter except on the corner from where you can watch the sea. In this corner there are a table and chairs, all folding, so that in winter they can be placed inside the apartment without taking up too much space. The balcony area is completed by a service area for the kitchen with differentiated dustbins and a washing machine cabinet with integrated basin.
With regard to the proposals for the balcony I agree with the concerns put forward by some of my colleagues on the actual feasibility of these interventions that are subject to approval of the Condominium (particularly for external blinds); I don't think that the porch can be achieved and so I tried to create a protected area using flower boxes and the elegant screen “Sticks” by Extremis.
The sleeping area has been optimized to meet your requirements. The master bedroom has been resized but it retains its functionality and it's supported by a generous walk-in closet (linear development of the cabinets over five meters).
Even the other bedroom has been scaled down but the space available (over 9 square meters, the minimum required by law) allows you to enter not only a single bed but also a large wardrobe, a desk and a bookcase (your child today is a few years, but she will grow up ...).
The main bathroom is very large, as you requested, and, among other things, contains a corner bath and a large shower.
Relatively to the small bathroom I placed it as near as possible to the existing bathroom so that we can exploit the drainage column and avoid pumping systems (such as "SANITRIT") which are noisy and with disastrous consequences in case of failure. The small bathroom has direct access from the master bedroom and, given that you have requested it essential, it contains only a sink and a toilet; in case you want even the bidet you could consider the product “Twin” by Ideal Standard, a solution a bit expensive (around € 1,000) but combining in a single product the toilet and the bidet functions.
Finally, it seems that in my proposal, apparently, there isn't a small closet; but the closet is very useful and, especially for an apartment that often needs to transform itself, it becomes a must-have accessory, to house chairs and folding tables, pillows and bed linen for guests, suitcases, etc. So, taking advantage of the height of the rooms (which on some drawings is shown in 3 meters) I thought to reduce the ceiling height of the hallways of up to 2.10 meters high (the minimum allowed by law), creating a ceiling carrier that allows to have many comfortable and roomy closets with (80 cm high) accessible from different rooms with invisible hatches and doors (see Table 5).
This trick allows you to have so much space available without having to sacrifice the other rooms of the apartment, that remain spacious and functional.

Il mio progetto prevede il mantenimento del solo tavolato che attualmente divide la zona giorno e la zona notte: continuerà ad assolvere la stessa funzione mentre il resto dell'organizzazione interna viene totalmente rivista.
Il locale living nella mia proposta è un grande spazio di quasi 40 mq che risponde a tutte le funzioni di accoglienza che avete richiesto: la cucina (che si sviluppa per quasi 5 metri e potrebbe essere integrata da tavoli estraibili che aumentano i piani di lavoro), la zona pranzo (con un tavolo ampliabile fino a 12 posti), il salotto (due comodi divani e due pouff), la zona letto per ospiti (con i due divani-letto e i due pouff-letto si può arrivare ad ospitare comodamente fino a sei persone), la zona tv (alloggiata in un mobile che permette di ruotarla e spostarla in modo da poterla guardare in modo ottimale).
La zona giorno trova il suo completamento con l'area del balcone che è stata attrezzata con fioriere su tutto il perimetro tranne che sull'angolo da dove si può osservare il mare. In questo angolo sono disposti un tavolino e delle sedie che sono previsti tutti pieghevoli così che d'inverno possano essere ritirati e riposti all'interno dell'appartamento senza occupare troppo spazio. La zona balcone è completata dall'area a servizio della cucina con mobile pattumiera per la raccolta differenziata e mobile lavatrice con vaschetta integrata.
Relativamente a quanto proposto per il balcone concordo con le perplessità avanzata da qualche mio collega sulla fattibilità reale di questi interventi che sono soggetti ad approvazione del Condominio (in particolare per le tende esterne); non credo che la veranda si possa realizzare ed ho quindi cercato di creare una zona protetta utilizzando fioriere e l'elegante schermo Sticks di Extremis.
La zona notte è stata ottimizzata per far fronte alle vostre richieste. La camera matrimoniale è stata ridimensionata, ma conserva la sua funzionalità ed è affiancata da una generosa cabina armadio (sviluppo lineare degli armadi oltre cinque metri).
Anche la cameretta è stata rimpicciolita ma lo spazio a disposizione (superiore ai 9 mq minimi previsti per legge) permette di inserire oltre ad un letto singolo anche un bell'armadio, una scrivania ed una libreria (la vostra bambina oggi ha pochi anni, ma crescerà...).
Il bagno principale è molto grande, come da voi richiesto, e, tra l'altro, contiene al suo interno una vasca ad angolo ed una grande doccia.
Relativamente al bagno piccolo ho pensato di collocarlo nella posizione più vicina possibile al bagno esistente per poter sfruttare la colonna di scarico, così da evitare di ricorrere a sistemi di pompaggio (tipo “sanitrit”) rumorosi e dalle conseguenze disastrose in caso di guasto. Il bagno piccolo ha accesso diretto dalla camera matrimoniale e, considerato che lo avete richiesto essenziale, contiene solo lavabo e wc; nel caso vogliate anche il bidet potrebbe essere preso in considerazione il prodotto Twin di Ideal Standard, una soluzione un po' costosa (intorno ai 1.000 €) ma che unisce in un unico sanitario le funzioni di wc e bidet.
Da ultimo il piccolo ripostiglio che nella mia proposta, in apparenza, sembra non trovare posto; eppure il ripostiglio è molto utile e, in particolare per un appartamento che ha necessità di trasformarsi spesso, diventa un accessorio irrinunciabile per ricoverare sedie e tavoli pieghevoli, cuscini e biancheria per i letti degli ospiti, valigie, ecc. Quindi ho pensato di sfruttare l'altezza dei locali (che su alcuni disegni è indicata in 3 metri) per ridurre l'altezza del soffitto delle zone di disimpegno fino a 2,10 metri di altezza (il minimo consentito dalle normative) creando un controsoffitto portante che consenta di avere tanti comodi e capienti ripostigli con altezza utile di 80 cm accessibili dai vari locali tramite botole ed ante invisibili (vedi tavola 5).
Questo stratagemma permette di avere tanto spazio a disposizione senza essere costretti a sacrificare gli altri ambienti dell'appartamento che rimangono ampi e funzionali.
