After a thorough review of your requirements, the architectural context, the identity of the neighbourhood, as well as the site’s limitations, strengths and overall conditions, our team has prepared three distinctive design alternatives for your consideration.
Each option is presented on its own dedicated sheet, and additional sheets are provided to allow direct comparison between the proposals.
All three alternatives are based on an organised design approach aimed at creating spaces with clear identities and precise functions. While each zone maintains its own specific role, the overall experience of the site is strengthened through fluid access patterns and a unified material palette.
The design places strong emphasis on visual and functional clarity, the use of durable and high-quality materials (such as natural stone, polished concrete, and weather-resistant exterior finishes), and a purposeful lighting strategy to enhance the sense of luxury and create a refined visual character. The lighting scheme employs a mix of sources — including wall-mounted fixtures, bollards, recessed ground lights, linear strips, and spotlights — ensuring not only aesthetic appeal but also safety, orientation and usability at different times of the day.
Service access routes have been carefully planned across all proposals to ensure simpler and more efficient daily use. For mechanical and electrical systems, special attention has been given to the selection of standardised equipment, efficient installation methods, ease of maintenance, and full compliance with Australian regulations. This ensures long-term reliability and performance of the villa.
Ultimately, all three alternatives have been developed with Australian technical standards and design principles in mind, each offering a distinct approach while fully addressing your requirements.
