Trilocale da ristrutturare

[ITA] Buongiorno, l’appartamento si presenta con una disposizione degli ambienti molto frammentata, locali piccoli specialmente nella zona giorno, due grandi spazi di distribuzione (Corridoio e Anticamera) e diversi tipi di pavimentazione.

La configurazione attuale dell'appartamento è stata completamente rivoluzionate per andare incontro alle richieste del cliente: una zona giorno open space con cucina con penisola, uno spazio lavanderia con lavatrice/asciugatrice a colonna e grande lavello, una camera padronale con cabina armadio e una camera ospiti/spazio studio.

A livello di finiture il maggior intervento consiste nell’uniformare l'intera pavimentazione andando a posare sopra quella attuale un parquet laminato in rovere in tutte le stanze tranne il bagno e la lavanderia, che avranno una resina color sabbia (kerakol cementoresina o similare) sia per le pareti, sia per il pavimento.

All’ingresso un armadio e un tavolo consolle con svuota tasche ci accolgono e fanno da filtro tra lo spazio esterno e l’abitazione.

La zona giorno come da richiesta è pensata come un grande open space con cucina a vista e penisola, tavolo da pranzo allungabile (fino ad ospitare 8 persone) e salotto con TV.

Un’elegante porta filomuro ci separa dall’anticamera che distribuisce agli altri ambienti della casa.
Il lungo bagno esistente è stato diviso in due parti in modo da sfruttare la parete che ospita già tutti gli impianti e non dover fare lavori troppo invasivi: la prima parte ospita la lavanderia con lavatrice e asciugatrice a colonna e il lavello per lavare a mano, mentre la seconda il vero e proprio bagno con doccia.

La camera padronale è stata spostata ed ingrandita rispetto alla precedente e ha accesso alla grande cabina armadio con specchio; la stanza invece che precendentemente era adibita a camera padronale, come da richiesta è stata convertita in studio/camera ospiti con all’inizio una piccola zona spogliatoio e poi un salottino con divano letto e una zona studio con scrivania e libreria.

[ENG] Hi! The flat has a very fractured layout, with small rooms, especially in the living area, two large distribution spaces (Corridoio e Anticamera) and different types of flooring.

The current layout of the flat has been completely redesigned to meet the client's requirements: an open-plan living area with a kitchen featuring a peninsula, a laundry area with a tumble dryer/washer and a large sink, a master bedroom with a walk-in wardrobe, and a guest bedroom/study area.

The main work about finishes involves standardising the entire flooring by laying laminate oak parquet over the existing flooring in all rooms except the bathroom and laundry room, which will have sand-coloured resin (Kerakol cementoresina or similar) on both the walls and floor.

[ENG] At the entrance, a wardrobe and a console table with a pocket emptier welcome us and act as a filter between the outside space and the home.

As requested, the living area is designed as a large open space with an open kitchen and peninsula, an extendable dining table (seating up to 8 people) and a lounge with a television.

An elegant flush-to-wall door separates us from the antechamber, which leads to the other rooms in the house.
The existing long bathroom has been divided into two parts in order to make use of the wall that already houses all the systems and avoid having to carry out too much invasive work: the first part houses the laundry room with a washing machine and tumble dryer and a sink for hand washing, while the second part houses the actual bathroom with shower.

The master bedroom has been moved and enlarged compared to the previous one and has access to a large walk-in wardrobe with mirror. The room that was previously used as the master bedroom has been converted into a study/guest room, as requested, with a small dressing area at the front, followed by a sitting area with a sofa bed and a study area with a desk and bookcase.
