A choice beyond the limits indicated that provides a unique structure constituted by a tapering plant which limits its impact, integrating itself in the environment, and it allows to reduce costs.Three units that form a single villa each of which is endowed with its own privacy zones, and common areas such as swimming pool, barbecue area, driveway and parking.The building becomes a large stone terrace, a terrace overlooking the lake that blends with the environment thanks to the polished stone cladding and pebbles, typical of the historic streets.The support structure is made of steel dry system and thermal coating package.
EXISTING BUILDING DEMOLITION
The area, which has a high landscape value, would require an integrated structure, if we maintain two separate structures this is not possible. In addition, the existing structure is dated, renovate it would suggest a slight savings but this would be detrimental to the quality and security of the building, it would not be possible to reach high levels of thermal and structural quality. The bearing structure of the building in fact is not recent, is realized with obsolete technologies and is in a state of non optimal conservation, even if consolidated would not guarantee the static safety. For these reasons, the choice falls on a new building that instead allows to reach high performance in all fields.
MATERIAL
The building structure is dry steel. The characterizing part of the villa is the exterior cladding made of small smooth stones. A paved path bends and covers the entire building with a texture that simulates the pavement in "opus incertum", typical of historic avenues Marcinesi, camouflaging the building that becomes an artificial terrace overlooking Lake garda. To amplify the effect of camouflage also contribute the mirrored glass openings that create new points of view and reflect the surrounding landscape.
HOUSING DIMENSIONE AND MODELING OF THE SOIL
The three houses have been designed in according to the directions. Each of them consists of a large living/dining room, characterized by a glass wall that allows to see the lake, two bathrooms and two bedrooms. The access to the house is through an open loggia. From here is possible to access to the terrace through a staircase. Each house also has a private area. To make accesible these areas the ground below must be partly modeled.
ENERGY STRATEGIES
The complex is equipped with geothermal probes and solar panels installed on the roof, in addition the outer coating and the high performance fixtures allow the villa to be adequately isolated and ensure high thermal performance.
